    TRI POINTE HOMES IS LOOKING FOR AN EXPERIENCED, ENTHUSIASTIC INDIVIDUAL TO JOIN OUR TALENTED GROUP AS A LAND DEVELOPMENT PROJECT MANAGER IN OUR RALEIGH OFFICE.

    POSITION HIGHLIGHTS: The Land Development Project Manager is responsible for overseeing the governmental approval of improvement plans and directing all land development activities from raw land through final completion of division/brand communities.

      

    POSITION RESPONSIBILITIES:

    • Develop and maintain project schedules in collaboration with Land Development Manager and Field Project Manager to ensure on time project delivery.
    • Assist in preparation of land development budgets for each project.
    • Collaborate with Land Entitlements Manager during community design and entitlements.
    • Oversee consultants through the civil plan design, review and approval process, working closely with engineers, architects, and municipal staff to ensure timely approval of quality development plans.
    • Conduct plan reviews for constructability, value adds, and value engineering opportunities.
    • Initiate dry utility plan design and coordinate with utility companies to ensure plans meet project needs and schedule.
    • Work with land team to identify potential development issues early and find proactive solutions to maximize budget and schedule efficiencies.
    • Develop detailed scopes of work during the bidding and contracting process.
    • Review bidding and contracting to ensure all project disciplines are contracted, and full scope is awarded.
    • Ensure that all required permits and financial assurances are secured for development projects.
    • Work closely with and offer support to Field Project Managers for the life of the project to deliver beautiful communities on schedule and within budget.
    • Ensure a safe environment for all projects.
    • Maintain database of plans, as-builts, reports, and other important project documents.
    • Coordinate and quality check the lot fit analysis and prepare other important project documents to support sales and operations teams in preparation for community openings.
    • Work collaboratively with other departments (architecture, purchasing, sales, construction), providing information and support as necessary.
    • Support acquisitions team in the due diligence effort on new land acquisitions.
    • Professionally represent division/brand in all interactions with municipal leaders and staff, contractors, consultants, customers, and others.
    • Perform all other duties as assigned.

      

    POSITION QUALIFICATIONS: 

    • Minimum of 5 years’ experience in Land Development required.
    • High School diploma required, Bachelor’s degree minimum preferred. Strong preference for an engineering background.
    • Advanced PC skills including Microsoft Office Suite (Excel, Word, PowerPoint, etc.)
    • Excellent written and verbal communication and interpersonal skills.
    • Superior project management skills and analytical abilities.
    • Ability to meet multiple deadlines concurrently.
    • Strong work ethic.
    • Team player.
