Job Summary: The Portfolio Analyst (PA) will surveil, re-underwrite, assess, and manage risk within a rapidly growing portfolio of commercial real estate mortgages secured by stabilized and transitional properties across the United States. Today, this portfolio is comprised of over $2 billion across 750 mortgages collateralized by a mix of property types at varying stages of life-cycle. The PA will also review loans after closing of the transaction to determine if the loan and property are preforming to levels anticipated at underwriting on behalf of the Company. The PA will use independent analysis, decision-making skills and discretion to assist the Surveillance department to achieve securitization and servicing standards and help maintain overall portfolio health. The Surveillance department works closely with Credit, Operations, Capital Markets, and Sales teams that support the origination, closing, and securitization of three core mortgage products Fixed Rate, Bridge and Agency multifamily. Summary of Essential Job Functions: * Review financial statements prepared by borrowers to proactively identify any loan characteristics that could potentially impact the performance of a loan * Review, analyze and understand loan documents and securitization documents * Work with external servicers and internal parties to update national portfolio quality and risk rate loans for review by the Executive team within the business and at parent company * Prioritizes workload and works with the Director of Surveillance on Watchlist re-underwriting based on current rent-rolls and operating statements, assignment of internal Risk Scores, identification of Watchlist assets, and strategic action plans * Assists in spreading financials and updating surveillance commentary, taking into account the utilization of technologies which the firm is developing * Performs re-underwriting that drives decisions on post-close requests such as assumptions, ownership transfers, release of TI/LC reserves, CapEx draws, earn-out disbursements, etc. * As situation requires, communicates directly with sponsors and property managers to obtain most recent business plans, property performance information, leasing updates, construction progress, etc. * Monitors servicer partners to ensure critical items (financials, leases, etc.) are being received and timely decisions are being made in accordance with loan document requirements * Presents rationale to servicer should there be a debatable CREFC Watchlist classification * Collaborates with Credit and Capital Markets teams on multiple securitizations per year with specific duties to ensure most recent re-underwriting, accurate data, and clear surveillance commentary is presented in Asset Summary Reports * Works with Freddie Mac and all sub-servicers on Freddie Mac SBL product in regards to asset management, securitization, and audit efforts * Timely analysis and reporting of significant event impact to the portfolio (i.e. natural disasters) * Monitors market risk in order to evaluate impacts of economic and commercial real estate trends * Proactively and effectively manage and complete assignments in a high production environment so that turn time levels are achieved on a consistent basis without sacrificing quality * Assist in getting loan level and property questions answered during review periods * Work closely with borrowers and servicers to monitor portfolio performance at a loan level basis * Review leases and lease amendments to ensure they adhere to requirements outlined in loan documents * Monitor reserve disbursements and collections * Monitor mortgage payments * Monitor repairs required under the loan documents to ensure completion of work as required per the loan documents Primary Success Measurements: * Support Surveillance team to improve property financial review efficiency * Support Surveillance team with Borrower requests * Proactive approach to identify risks and quickly implement strategic action plans to mitigate * Quality, clarity, accuracy, and timeliness of Watchlist commentary * Effective oversight of servicers to ensure critical information is consistently being collected/assessed * Quality and efficiency of data/information dissemination for securitization (CMBS) offerings and portfolio reviews Qualifications: The ideal candidate must be a "team player", diligent, detailed oriented, hardworking, flexible and willing to go the extra mile in an effort to provide stellar customer service. Education and/or Experience: * Bachelors Degree required * Preferably 3-7 years of experience in commercial real estate/mortgage lending * Previous surveillance, asset management, credit underwriting, and/or portfolio management experience * Experience with mortgage documentation review, analysis of credit files (appraisals and other third party reports, etc.), and commercial real estate servicing * Experience with commercial mortgage securitizations (CMBS) * Ability to work on multiple transactions simultaneously and to meet service level/turn time deadlines * Specific experience with transitional commercial real estate across top-25 MSAs and core property types (multifamily, office, retail, industrial, self-storage, hospitality, etc.) * Ability to assess the physical condition/quality of commercial real estate properties and local markets * Ability to analyze financial statements, rent rolls, loan documents, and leases * Problem-solver and goal oriented individual * Excellent organization, time management, and communication skills (verbal & written) Knowledge and/or Skills: * General office skills, including ability to operate a computer and enter data accurately; ability to maintain files and records; and ability to prioritize and perform multiple tasks * Proficient in Microsoft Office Suite, working with Word and Excel or similar spreadsheet software * Operate other standard office equipment; type accurately at a speed necessary to meet the requirements of the position; organize work, set priorities and exercise sound independent judgment within established guidelines; interpret, apply, explain and reach sound decisions * Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, etc. * Ability to read, analyze, and interpret common financial reports and legal documents * High level of personal accountability ReadyCap Commercial is a non-bank, direct portfolio lender offering financing for small balance commercial investment, conventional owner user, SBA 504, multifamily and bridge loan programs nationwide.
