    GENERAL DESCRIPTION

    The Housing Maintenance Specialist is responsible for working with the

    Housing Coordinator in the evaluation of work orders and perform minor repairs related to all

    Nueces County Community Action Agency property and Community Services offices.

    ESSENTIAL DUTIES

    Performs the day-to-day tasks assigned to maintenance.

    Evaluates systems for facilities to determine maintenance or repairs that need to be performed.

    Assesses building systems to plan work assignments and project schedules.

    Is able to identify issues and determine repairs that are needed.

    Develops maintenance procedures and schedules

    Ensures maintenance and repair work is completed correctly and in a timely manner.

    Assists with maintenance budget estimates and costs of specific repair projects.

    Performs yard maintenance and supervises additional yard maintenance staff in peak seasons.

    Communicates with sub-contractors as needed for additional work order information and to schedule work times.

    Maintains records, reports and files.

    Attends meetings, committees, and seminars as needed pertinent to job.

    Represents the agency at various functions when feasible.

    Performs all other duties as assigned.

    MINIMUMQUALIFICATIONS

    Education and Experience:

    GED or High School diploma preferred but not required, and

    Three (3) years of hands-on experience in property maintenance, or

    Any equivalent combination of education and directly related experience.

    Knowledge, Skills and Abilities:

    Knowledge of building systems such as plumbing, electrical, minor repairs, and HVAC.

    Knowledge of Building Code Ordinances.

    Analytical and problem-solving skills.

    Ability to identify issues and determine repairs that are needed.

    Ability to plan maintenance schedules for buildings

    Have some supervisory skills (preferred but not required).

    Accepts responsibility for the direction, control, planning and implementation of Department activities, events, and tasks.

    Deals with people beyond giving and receiving instructions--is courteous, cooperative, conscientious, and tactful in dealing with employees and the general public.

    Performs job duties in a precise, thorough, and meticulous manner.

    Demonstrates effective verbal and written communication skills towards all Agency staff and the general public.

    Ability to maintain regular and punctual attendance.

    SPECIAL REQUIREMENTS

    Must successfully pass a pre-employment drug test, physical and functional capacity evaluation prior to first day of employment.

    Must successfully pass and submit a pre-employment TB test and periodically as indicated by the regional Texas Department of State Health Services or local health authority.

    Must have transportation and current liability coverage on vehicle to be used in the performance of job duties.

    Must be 21 years of age and possess a valid Texas Driver’s License (Op-Class C) and is subject to review and approval by the Agency and insurance company on driver record.

    Proof of work eligibility must be provided.

    PHYSICAL DEMANDS OF ESSENTIAL DUTIES

    Normal physical activity includes frequent sitting, occasional standing and walking in a usual workday.

    Requires occasional bending, stooping, squatting, kneeling, and reaching above shoulder level.

    Requires use of five senses (hearing, seeing, touching, smelling, and tasting) to perform various job duties.

    Requires employee to use hands, arms, feet, legs, neck and head while performing Agency tasks.

    Requires extensive speaking with staff, clients, and the public.
