Position Summary
The Senior Director of Real Estate Development reports to the Chief Development Officer and is responsible for delivering a robust pipeline of new franchise and corporate urgent care centers throughout the U.S. This role leads critical real estate activities including site selection, lease negotiations, broker management, and acquisition analysis, all of which directly support successful center openings.
This leader will collaborate closely with franchisees and internal partners to ensure development timelines and contractual commitments are met or exceeded. The position may be based in Tampa, Denver, or Birmingham and requires regular travel.
Essential Responsibilities
Lead and achieve annual development pipeline goals across both corporate and franchise networks
Recommend annual development targets and identify solutions to market or site-related challenges
Train franchisees on site selection, lease negotiation, and real estate fundamentals through site visits, conferences, and workshops
Analyze potential acquisitions and conversions from a real estate perspective
Review and present Site Acceptance Packages (SAPs) to the Real Estate Committee (REC), ensuring sites and lease terms meet company standards
Negotiate and maintain template Letters of Intent consistent with company criteria
Review all lease documents to ensure alignment with AFC requirements
Oversee management of AFC’s lease database and support Kalibrate platform and predictive modeling
Partner with Franchise Sales and Corporate Development on market strategy and growth plans
Lead development and execution of DMA and state market plans nationwide
Manage and maintain broker relationships across the U.S.
Provide regular project status updates to leadership and stakeholders
Build and maintain key relationships that support new center development
Represent AFC Development at industry conferences, including ICSC
Perform additional duties as assigned

Education & Experience Requirements
Bachelor’s degree in Real Estate, Business, or a related field (MBA preferred)
5+ years of experience in healthcare or retail real estate, site selection, and/or development
Preferred experience in retail development and/or franchising environments
