stayAPT Suites (or “The Company”) is engaged in an ambitious hotel brand launch and expansion effort. The company plans to grow an existing portfolio of 13 existing and 60 in development hotels (owned & franchised) into a 200+ location chain across the US over the next 3-5 years. To accomplish this historic initiative, stayAPT Suites seeks an Analyst, Strategic Finance & Investments (“Analyst”) reporting to the EVP of Strategic Finance & Corporate Development. While nominally this role is a traditional financial/investment analyst, in practice the position is a highly visible, key source for enterprise reporting and analytics. As an important member of a growing team specializing in budgeting/forecasting, financial/investment analysis, underwriting, cross-functional/enterprise reporting, detailed variance analysis, and business intelligence/data science, this individual will be relied upon for elevated levels of output and maximum creativity/problem solving. The company is very much in scale-up mode, which means this role, like all other employees, is expected to wear many hats. The right candidate will meet the requirements listed below while also possessing the flexibility and attitude suitable to an all-hands-on deck atmosphere in which every team member is expected to do whatever is necessary to achieve the expansion targets envisioned. As partners in this venture, stayAPT Suites has experienced, well-funded private equity sponsorship, with whom the Analyst will have significant contact and reporting responsibility. • Support two financial managers with specific areas of responsibility – ensuring timely and accurate delivery of results
• Report on financial performance and push the boundaries by collaborating with departments across the Company to create new analytical tools and access previously unknown insights
• Coordinate annual budget preparation for various portfolios, including working with managers to procure project and property-level budgets and preparing consolidated portfolio budgets
• Spearhead financial/project data analysis and the creation/enhancement of financial models and other resources for decision-making, including financial models and investment memos for decision-making
• Underwrite real estate investments – including debt and potentially other structured finance features
• Report on enterprise performance and prepare for regular leadership reviews/quarterly Board meetings
• Assist with transaction financing, including preparation of financing memoranda, providing lender due diligence materials, analysis of competing bids, and closing coordination
• Formulate asset management plans – perform analysis relating to capital expenditures, hold/sell analyses, etc.
• Analyze past results, perform variance analysis, identify trends, and make recommendations for improvements
• Identify and facilitate process improvements, including the creation of standard and ad-hoc reports, tools, and dashboards
• Assume a lead role in market research, data mining, and business intelligence functions

• Minimum 1 year of hospitality finance or related experience
• Experience analyzing hotel industry reports from firms such as CoStar, STR, Kalibri, AirDNA, and/or Highland
• Bachelor’s degree required (Accounting/Finance/Economics)
• High proficiency in financial modeling techniques – strong fluency with Excel formulas and functions
• Experience preparing complex business presentations using Microsoft PowerPoint
• Initiative-taker with excellent interpersonal communication and critical thinking skills
• Strong analytical and data gathering skills; good business acumen
• Must be a results-based initiative-taker, analytical person, and intently organized professional
• Ability to streamline functions and passion to learn and grow
• Strong people skills, including written and oral communication skills
• Comfort dealing with ambiguity and the ability to work independently
• Excellent communication and presentation skills
• Significant financial modeling experience

• Microsoft Power BI or related business intelligence/data science experience
• Experience with cloud based EPM solution, specifically Planful
• 2-3+ years of analytical or other relevant experience
• Master’s degrees are a plus
• Finance, Accounting, Economics, or Statistics are preferred major fields
• Proven work experience in a commercial real estate investment-heavy role
• Proven work experience in a quantitatively heavy role
