Job Description
The Building Engineer I will perform specific duties, working under limited supervision to ensure the building and/or portfolio of buildings are properly maintained and operating. They will be responsible for engineering operations, as directed by the chief engineer, as well as assisting tenants. Entry-level trade skills to include plumbing, electrical, and HVAC.
Duties:
- Interacts with tenants to schedule repairs, such as light bulbs and ballast replacement, or HVAC for their suite.
- Monitors building systems, including fire alarms, HVAC, and plumbing, to ensure that the operation of equipment is within design.
- Responds quickly to emergency situations, summoning additional assistance as needed.
- Performs preventative maintenance as assigned and monitors water chillers, cooling towers, pumps, heat exchanges, air handling equipment, fans, automatic temperature controls, sprinkler systems, fire alarm systems, valves, plumbing fixtures, and other mechanical and electronic equipment and systems in the building.
- Helps to remove snow and ice from the outside of the building.
- The position is considered essential personnel and is required to respond to after-hours emergencies.
- Performs other duties as assigned.

- While performing the duties of this job, the employee is regularly required to stand for prolonged periods of time, climb, stoop, kneel, crouch, and crawl. The employee much be able to lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus to differentiate items such as chill water lines, condenser water lines, and the fire system.
Qualifications
Education/Experience:
- High school diploma or general education degree (GED).
- Current OSHA 10 card or significant OSHA training.
- Trade skills to include water treatment, plumbing, electric, heating, and cooling.
- 0 – 2 years' relevant experience in modern office building. Strong “hands on” troubleshooting skills in HVAC, electrical and plumbing.

Compensation & Benefits:
- Salary Range: $24.04 - $26.44 per hour + benefits + annual bonus (based on performance and company profitability).
