As a Senior Analyst in Real Estate you will be responsible for managing and overseeing a blend of retail and administrative properties in the Southern California area. Approximately 57 retail and administrative properties with a combined total of approximately 700k SF in Orange, San Diego, Riverside, and San Bernardino Counties. Additionally, the Senior Analyst will provide oversight to Verizon’s strategic partner for facilities services, Cushman & Wakefield that manages the day-to-day building operations and supports and provides maintenance services to Verizon leased and owned properties.
Managing day-to-day roll out of new initiatives, processes and procedures to retail leadership including, Directors, District Managers and Store Management.
Providing support to Verizon VCG Retail leadership at the territory level for preventative, projects, and maintenance/repair of retail stores.
Contracting management including accurate documentation, quotes, scopes and negotiations.
Setting and managing expectations with Cushman & Wakefield to manage multiple vendors through tracking of vendor performance on a daily basis.
Managing all preventative and maintenance/repair work associated with retail stores and administrative buildings within a geographic territory.
Maintaining Cushman & Wakefield and vendor base relationships including landlords by meeting regularly to set and develop clear expectations.
Managing capital and expense costs for retail stores and administrative buildings and projections for future budgets.
Overseeing various capital purchase order requests and approvals including, but not limited to developing scope of work, support controller guidelines, strategic planning for best use of capital funds each year.
Reviewing and approving all expense invoicing prior to payment being processed.
Monitoring daily work requests, to ensure they are addressed in accordance with Corporate KPI’s.
Notifying Cushman & Wakefield and billing coordinators of all vendor changes, locations closing or opening (retail and administrative), landlord changes, anything that impacts proper billing.
Initiating all project work in existing retail stores including, but not limited to minor remodels, wall removals, and showroom millwork replacements.
Devising new programs to continuously improve quality effectiveness and add value by seeking means to reduce annual facility costs.
Training store staff of upcoming or new programs and processes.
Being the liaison between store and administrative building personnel and other groups such as Risk Management and Environmental Management.
Ensuring that the Disaster Recovery program is in place for all retail and admin locations and that all locations are prepared for potential disaster scenarios.
Monitoring FM team’s performance and ensuring all preventive maintenance (PM’s) are maintained to Verizon standards, frequencies and KPI’s.
Developing and delivering executive level reporting on targets and results.
Guiding as the facilities lead for burglaries at retail stores including coordinating with security vendors, clean-up of stores and boarding up and securing premises.
Managing Tenant Improvement Allowance (TIA) projects to ensure TI funds are used to support and improve building infrastructure.
Providing weekly reports to VCG Ops and Retail Sales regional management team that support the retail stores in the region.
You’ll need to have:
Bachelor’s degree or four or more years of work experience.
Three or more years of relevant experience.
Experience managing Retail and Administrative buildings.
Experience in financial analysis.
Experience negotiating contracts.
Ability to work nights and weekends as needed.
Willingness to travel up to 50% of the time.
Even better if you have one or more of the following:
A degree in Facilities management, Real Estate, Construction, or a related field.
Experience planning, organizing and implementing activities.
Understanding of security systems.
Experience in Project Management.
Highly proficient in Microsoft Office.
Membership in Facility Manager Associations like Connex, IFMA or Boma.

If you are hired into a Colorado, Connecticut, Nevada, or New York work location, the compensation range for this position is between $80,000.00 and $149,000.00 annually based on a full-time schedule. The salary will vary depending on your location and confirmed job-related skills and experience. This is an incentive based position with the potential to earn more. For part time roles, your compensation will be adjusted to reflect your hours.
