    $85,000.00-$88,000.00 annual salary range, DOE

    Total System Services Inc. is a proud Pacific NW HVAC/Facilities Maintenance Company established in Boise, Idaho in 1985. We have grown over the years and expanded our operations into the Seattle & Portland Metro areas. We are currently seeking a Chief Engineer/Maintenance Team Leader to fill a new position we have opening up in the very near future. This person will have a key role in the company in our Bothell/ N Seattle portfolio.     Let’s start with what you get:

    Pay: $85,000.00-$88,000.00 annual salary range, DOE

    Vacation: We call it PTO and you can use it for whatever you need – vacation, sick days, personal time off, etc.: Years 1-4 you’ll accrue PTO for each hour worked up to 104 hours.

    Holidays: Every Federal Holiday is another paid day off (11 per year)

    QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.     and maintenance of equipment in a supervisory capacity for equipment of the approximate size, complexity, and other characteristics of the equipment to be operated and maintained in a standard mid-rise commercial office building. Shall have 3 years of verified HVAC field experience. Factory training and or past experience with Johnson Control Metasys BAS systems a plus.

    CERTIFICATES and/or LICENSESUniversal CFC Certification required. One of the following Washington Electrical licenses (‘01, ‘07 or’ 06) required. Certifications/licenses as may be required by local or state jurisdictions.

    Must have one or more of the following certifications or equivalencies: (may be obtained within the 1st year of employment)

    North American Technician Excellence (N.A.T.E.) HVACR Service Technician Certification

    Receive 6 credits of instruction from a technical college

    HVAC Excellence Professional Level Certification

    UA Star HVACR Mastery Certification

    RESPONSIBILITIESResponsible for the successful Operations & Maintenance of Government Office Building(s). Utilizes advanced skills to perform complex preventive maintenance and corrective repair of building structures, Mechanical, Plumbing and electrical systems, monitors building equipment and keeps operating logs current. Monitors building system operations and performance. Utilizes various trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC. The face of the company and is the direct link between the customer and the corporate office.

    ESSENTIAL DUTIES AND RESPONSIBILITIES1. Has knowledge of and complies with all applicable codes, regulations, governmental agency and company directives related to commercial building operations and work safety.2. Performs all work tasks as outlined in the contract, assigns work orders to subordinates, and provides training of coworkers.

    1. Obtains quotes for repairs and scheduled maintenance tasks from subcontractors and then schedules work to be performed.

    2. Writes estimates for reimbursable repairs to customer.5. Schedules preventive maintenance and other downtime to minimize tenant interruption and inconvenience.6. Ensures the preventive maintenance program in properly implemented to ensure that building machinery and systems are operating to their peak performance so they meet or exceed industry life expectancy.7. Monitors building systems including fire alarms, HVAC, electrical and plumbing to ensure systems are performing per design.8. Oversees and inspects the work performed by company O&M staff. Verifies that work is complete and equipment is operating per design and that office space environment is comfortable.9. Responds to Emergency situations requiring immediate resolution such as Fire Alarms, Power outages, Water leaks and HVAC failures.10. Performs other duties as assigned.SUPERVISORY RESPONSIBILITIESWill supervise 2 or more employees, will provide training for daily tasks as well as required safety training.COMMUNICATION SKILLSExcellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.FINANCIAL KNOWLEDGERequires basic knowledge of financial terms and principles. Ability to understand budgets.

    REASONING ABILITYMust be able to comprehend, analyze, and interpret drawings and complex documents. Ability to solve problems by finding multiple solutions and choosing the most effective way to handle the situation. Must be able to act quickly under pressure without sacrificing critical thinking.OTHER SKILLS and ABILITIESPhysical requirements to include stooping, standing, climbing ladders and frequent lifting of 10-25 lbs. and as much as 100lbs.at times. Experience with Maximo or other CMMS systems. Intermediate skills with Microsoft Office Suite. Ability to handle multiple projects and make decisions.SAFETYResponsible for personal safety, subordinate’s safety and the safety of those who are affected by your work. This includes but is not limited to:

    Complete all required and assigned online training at a satisfactory level.
