    TRI POINTE HOMES INLAND EMPIRE IS LOOKING FOR AN EXPERIENCED, ENTHUSIASTIC INDIVIDUAL TO JOIN OUR TALENTED GROUP AS A LAND ACQUISITION MANAGER.

     

    POSITION HIGHLIGHTS: As a Land Acquisition Manager you will identify, evaluate and acquire properties that competitively position the division for success. The Land Manager will help ensure that our business plan objectives are achieved by establishing strategic partnerships with brokers and land sellers in the market.

     

    POSITION RESPONSIBILITIES:

    • Recruits, hires, evaluates, trains, develops, and retains a productive and highly engaged team.
    • Develops positive, teamwork, and achievement-oriented work culture for the team.
    • Models and reinforces actions consistent with the Company’s values, vision, and culture in line with the core leadership competencies.
    • Oversees the growth of the team to ensure top performance in achieving desired results while finding efficient and effective solutions that create overall organizational value.
    • Participate in and support other departmental and company initiatives as required.
    • Ensures land acquisition goals, objectives and strategies are being achieved.
    • Monitoring of budgets, schedules, and approves invoice payments.
    • Estimate or review hard costs, soft cost, and carry the cost for proformas
    • Identify and qualify potential land acquisitions in alignment with division goals by networking with landowners, brokers, and developers.
    • Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams.
    • Conducts negotiations with land sellers.
    • Conduct general market research focusing on regional employment, demographics, sales volume, and competition.
    • Maintain inventory reports, critical dates, contract summaries, and periodic market analysis.
    • Manages the preparation of internal Land Acquisition Request packages.
    • Prepares and manages land acquisition due diligence schedules.
    • Assist with the preparation of legal documentation and land purchase contracts.
    • Coordinates and maintains relationships with City and County officials, council people, and politicians for approvals on land purchases and processing.
    • Facilitate community meetings with the local homeowners association.
    • Review and interpret zoning/land use ordinances, environmental mitigation, and master plans.
    • Act as liaison with all municipalities in feasibility, zoning, planting, and development of the property.
    • Coordinate with the project management team to ensure effective transfer of information from acquisition to development.
    • Carefully review deliverables to ensure adherence to design principles and overall community vision.
    • Maintain organized files. Ensure checklist items are obtained, manage critical dates and budgets.
    • Other duties as assigned.

     

    POSITION QUALIFICATIONS:

    • Bachelor’s degree in business or related field required.
    • A minimum of 5 years of direct experience in land acquisition/divestiture and development.
    • Highly developed analytical skills
    • High drive individual with a demonstrable track record of independent judgment and discretion
    • Ability to prioritize and meet deadlines in a high paced work environment
    • Computer proficiency
    • Ability to anticipate possible obstacles and propose favorable solutions
    • Strong work ethic and commitment to implementation and execution
    • Ability to communicate effectively and concisely, both verbally and in writing.
    • Some travel is required.
