    Position Title: Superintendent with experience building multi level storage facilities

    SUMMARY

    Construction Superintendent is primarily responsible for ensuring the performance of direct reports in the areas of daily management, supervision, coordination and successful completion of construction projects to meet time and cost objectives with respect to contracting, scheduling, estimating, bidding and contract administration. S/he must be familiar with his/her projects to take over management of a project in the event of illness or removal of a Project Manager. The Senior Project Manager is ultimately responsible to the Company for the profitability and client satisfaction of his/her projects.

    ESSENTIAL JOB FUNCTIONS*

    Oversees an entire project from bid preparation through final acceptance by customer

    Coordinates all project reporting and documentation from pre-construction through close-out

    Assists in the development of initial sales, customer proposals and project estimate

    Responsible for contract administration, procurement, subcontract awards, scheduling and costing, supervision of project, staff oversight and mentoring, risk management and quality control

    Responsible for customer management with current project customer and manages project safety.

    Develops bidding strategies and contract formats. Reviews, approves, and executes all project contracts and purchase orders for compliance with corporate policies and objectives.

    Participates in Design Development, providing the necessary liaison, when required, between pre-construction department and the owner

    Supports and implements the Company's Project Quality Planning process

    Initiates and maintains liaison with client and A/E contacts to facilitate successful project execution. This includes attending client-initiated meetings and ceremonial events as well as maintaining contact for marketing purposes to ensure their satisfaction with on-going projects.

    Establishes project objectives, policies, procedures, and performance standards within boundaries of corporate policy.

    Plans, organizes, and staffs key field office or management positions, in conjunction with Project Executive or Principal-in-Charge.

    Monitors/controls construction through administrative direction of on-site Superintendent to ensure project is built on schedule and within budget. Coordinates the preparation of the schedule and long-term planning.

    Evaluates construction progress and team performance to ensure projects are built on schedule and within budget

    Manages financial aspects of contracts to protect client and company interests: reviews and approves budgets, cost reports, owner's reports, fee payment, rental equipment, income, expenses, etc. Performs the final review of internal items such as Cost Analysis Worksheets, Monthly Billing to Owner, Master Cost Breakdown, General Conditions Estimate, Labor Cost Report, and Monthly Reports.

    Coordinates, manages and supervises the work of subordinate project managers and support staff. Provides support and direction and encourages training of subordinate team members.

    Identifies all potential legal problems and litigations for his/her projects, and reviews them with the Principal-in-Charge.

    Oversees completion of project close-out

    Represents the Company in project meetings

    Provides technical assistance to all members of project team

    Identifies new work opportunities, and informs Sales and Marketing of potential projects with current clients

    Actively leads internal team(s) that focus on continuous improvement of the business

    Promote the growth and development of client, subcontractor and vendor relationships.

    Stays familiar with all Policies and Processes as they relate to this position

    Proactively identifies and solves problems to minimize risk.

    OTHER DUTIES AND RESPONSIBILITIES - As assigned

    PREPARATION, KNOWLEDGE, SKILLS & ABILITIES

    Minimum 15 years’ experience as a lead Senior Project Manager or Project Director

    10 years project management experience on high-end fast-track interior fit-out and renovations

    Self-perform project experience in the $5-100 million dollar range

    Bachelor’s Degree in Construction Management or related field.

    Exceptional time management skills

    Solid interpersonal and communication skills – both oral and written

    Computer literacy – moderately skilled with Microsoft Office Suite software

    Excellent administrative and organizational skills

    Motivated, driven, and possessing a high integrity, and a high work ethic and extensive experience with negotiated contracts in a multiple-project environment involving multi-story, concrete and steel, commercial structures

    Ability to enhance customer relationships through providing excellent service

    Well-organized, detail-oriented and dedicated to providing high quality service

    Experience managing relationships with owners representatives, architects, engineers and clients on a professional level while supervising subcontractors and vendors

    Strong leadership abilities

    Degree preferred but not required

    Solid interpersonal and communication skills – both oral and written

    Excellent administrative and organizational skills

    SUPERVISORY RESPONSIBILITY

    Supervises Project Managers as assigned
