SUMMARY
The Project Manager ( P M ) is responsible for taking a project from the time it is estimated and acquired through construction to close-out and final billing within budget and satisfying the customer. The P M creates the organizational structure for the project itself and acts as the higher authority for decision-making and as the center for project administration. The P M must provide all documentation and information to transition the project from the pre-construction to construction phase and provide continuous management support through the completion of the project. In addition, the P M must: maintain accounting functions with respect to job cost and cash flow; integrate their summaries with corporate finance; maintain positive client relationships; and communicate complete information to teams in the field and to management.
ESSENTIAL JOB FUNCTIONS*
Analyzes projects to determine scope, schedule requirements, and coordinate purchasing and installation to effectively bring project within budget and on schedule
Reviews and establishes priorities with a Project Executive
Negotiates on C.O. Schedule changes and pursues to resolution all vendor contracts
Verifies job readiness and coordinates installation of materials to allow installation to progress in an orderly and timely fashion;
Exerts a positive effect on the profitability of the installation
Participates with other Division personnel in establishing, setting, and attaining goals for the Division to develop new methods, techniques, systems and ideas to improve the performance of the Company
OTHER DUTIES AND RESPONSIBILITIES - As assigned
PREPARATION, KNOWLEDGE, SKILLS & ABILITIES
Bachelor’s Degree with a major in Construction Management or related field (i.e., Civil or Industrial Engineering Architectural)
At least 2 years’ time-in-grade as a Project Manager or Construction Manager
Strong organizational Skills
Strong leadership and management skills
Strong interpersonal and communication skills – both oral and written
Ability to supervise multiple crews
Willingness to travel from project to project
Commercial and medical facilities experience
Master Builder program knowledge preferred
Stable work history
Computer literacy – moderately skilled with Microsoft Office Suite software
Analytical Skills
Scheduling background – 7 to 10 years’ worth
Cost background – 7 to 10 years’ worth
Cost control and management experience
Forecasting and Reporting experience
Excellent administrative and organizational skills
SUPERVISORY RESPONSIBILITY
Supervises Lead Burners and other tradesman assigned to projects
