    Job Description

    Under the direction of the Senior Vice President, Development, the Project Management Associate’s primary responsibility is to implement and __ coordinate a broad range of real estate development and related activities for various housing and community development projects.  A primary function of this position is to assist in obtaining high-level financing and serve as a liaison for the company in its project-specific dealings with various financial institutions. The essential duties of this position include, but are not limited to, the following:

    • Assist Project Managers by conducting feasibility analyses and organizing critical community support efforts.
    • Support the preparation, completion and coordination of loan applications and funding proposals to various private and public funding agencies related to affordable housing and community development projects.
    • Support Project Manager_s_ by administering __ loan closings, including working with attorneys, lenders, investors, and escrow and title companies in the coordination and delivery of due diligence, legal and financial documents.
    • Coordinate, as needed, with Finance Department to prepare, maintain and submit funding draws to numerous financial institutions for acquisition, predevelopment and construction phases of affordable housing projects.
    • Coordinate preparation of real estate documents such as easements, title, relocation documentation, utility service applications, etc.  Maintain accurate and up to date project files.
    • Conduct extensive real estate information research as requested.
    • Provide administrative support to Project Managers and the Real Estate Division, such as filing, photocopying, etc.

     

  • Qualifications

    Qualifications

    • A graduate degree in a related field or a bachelor’s degree and three years relevant experience in urban planning, housing development, real estate development, business, finance or a related field.
    • Knowledge of local, state and federal housing financing programs, including Low income Housing Tax Credits (LIHTC), Tax-Exempt Bond financing, and assorted programs administered by local and state agencies such as HCD, HCID, LACDA, etc.
    • Proficiency with computer programs and spreadsheet software such as Microsoft Excel, Microsoft Word and Microsoft PowerPoint. Ability to read, analyze, and interpret financial reports and legal real estate documents.
    • Strong math and analytical abilities. Ability to conduct financial analysis and prepare budgets.  Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
    • Capacity to handle multiple tasks simultaneously in an organized, efficient and timely manner and successfully meet project deadlines. Excellent organizational, time management and problem-solving skills.
    • Strong verbal communication skills and clear writing ability.
    • Self-starter, able to take initiative, and work well under pressure.  Ability to initiate and maintain effective, cooperative working relationships with colleagues, consultants, and development team members.
