  • Responsibilities

    SUMMARY: Manages multiple smaller multi-family properties by performing the following duties personally or through subordinates and supervisors.  Our organizations' Leasing Consultants optimize the return on investment for the owner while providing a quality living environment for residents and promoting a positive working relationship with team members. Position of humility, integrity, responsibility, and accountability for self and team members.  Implements and monitors operations, profitability, quality service, marketing and resident relations of the property/properties, while maintaining the company investment.

    ESSENTIAL DUTIES AND RESPONSIBILITIES are listed below and will always include those specifically assigned by the immediate supervisor.

    • Regular attendance to work
    • Will be available to report to appointed location within appointed time frame
    • Prepares and implements a marketing plan for the property/properties each month
    • Develops and implements resident retention, marketing, advertising programs, show, and lease apartments, completing all leasing applications, and apartment leases, by ensuring all paperwork is completed
    • Prioritize, assign and monitor daily activities, service requests, make-ready priorities and construction projects
    • Responsible for maintaining budgeted occupancy levels at approved rental rates
    • Create an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer satisfaction, and professionalism among team members
    • Supervise management of inventory system in conjunction with maintenance supplies and personnel
    • Responsible for achieving the highest possible Net Operating Income (NOI) through effective cost control and maximizing revenue
    • Prepares and monitors operating budget, and reports on status of property/properties such as variance and occupancy reports 
    • Collects specified rents and fees, pursues delinquent balances, and processes evictions according to policy
    • Maintain a budget control log and reviews financial statements, helps prepare monthly progress reports 
    • Follow the Fair Housing Act always
    • Ensures all invoices are processed and sent to corporate on a daily/weekly basis per company standards
    • Conducts periodic meetings with team members
    • Responsible for maintaining all data in OneSite and following policies for record keeping and files on-site
    • Supervises maintenance of buildings and grounds. Walking property/properties with maintenance team member(s) to inspect for any known life-safety hazard at the site. Ensuring that such work is noted into a work order to be completed.
    • Attends to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all matters relating to the residents
    • Participates in after hours and emergency response

    SUPERVISORY RESPONSIBILITIES: This position has limited supervisory responsibilities.

    Extensive formal & informal training/development including but not limited to: certifications, continuing education, leadership & succession planning.

    EDUCATION AND/OR EXPERIENCE: TWO YEARS related experience and/or training; or equivalent combination of education and experience.  Multi-site experience is preferred.

    LANGUAGE SKILLS: Ability to read, analyze, and interpret general business periodicals, professional journals, and governmental regulations. Ability to effectively present information and respond to questions from residents, owners, supervisors, and the public, and other team members.

    MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, rent per square foot and other basic math. Ability to read and understand operating statements and budgets.

    REASONING ABILITY: Ability to solve practical problems and deal with a variety of frequently conflicting priorities and distractions while keeping the community running smoothly. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to deal with residents in an empathetic, professional manner. A good understanding of customer service concepts and applicability will be necessary in this position.

    CERTIFICATES, LICENSES, REGISTRATIONS:  

    • Complete and pass the Fair Housing Test
    • Valid state driver's license and liability insurance
    • Attend training courses as offered by APM

    WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the functions of this position. While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate. The employee is frequently exposed to high-pressure demands from the property owner to maintain high occupancy (95%) while promoting positive resident relations. Employee may be subject to frequent complaints and concerns from residents. Employee will be required at times to work overtime to complete reporting assignments (ALL OVERTIME MUST BE APPROVED BY CORPORATE OFFICE BEFORE WORKING).

    • Works diligently to secure best pricing for parts and labor as needed
    • Assist and follow all Emergency Procedures
    • Adhere to the overall performance of the Operating Budget
    • Assist Supervisor in other duties as deemed necessary by property circumstances or situations
    • Interact with residents on service calls and see that they are satisfied with the maintenance work
    • Assist in the scheduling process of all other vendors and contractors as directed by supervisor
