The Lead Maintenance / Turn Manager is responsible for facilitating and expediting the tenant turn process while ensuring company property quality standards are maintained. Each Field Supervisor is assigned a portfolio of primary responsibility encompassing a designated assignment of single-family home units.

RESPONSIBILITIES –

• Ensures that the property inventory is maintained to company standards
• Conducts tenant turns, punch list items, and move-in /move-out inspections 
• Monitors general contractor, vendor and subcontracted work
• Diagnose and repair small maintenance issues such as fixing appliances, faucets, etc.
• Conducts tenant move-outs and key exchanges
• Assesses property condition reports and complete work requirements and turn cost estimates
• Inspects general contractor/ vendor completed work and work-in-progress 
• Verifies all punch list items are completed

Required Skills

REQUIREMENTS –

• High School diploma or GED required
• Driver’s license required
• 2-5 years of related experience
• Intermediate PC skills including knowledge of Microsoft Office, Yardi and CRM
• Solid verbal and written communication skills
• Excellent customer service skills
• Strong time management and organizational skills
