    Job Description

    JOB SUMMARY:

    The Leasing and Marketing Specialist is responsible for marketing the property, leasing vacant units and enhancing the leasing experience for prospective and current residents

     

    ESSENTIAL DUTIES:

     

    • Act as the lead sales & leasing person. Oversee leasing and marketing efforts. Ensure weekly and monthly goals are met.

    • Perform activities related to apartment rentals, move-ins and lease renewals, including generating and handling traffic, leasing apartments, leasing apartments, qualifying prospects and preparing lease documents.

    • Shop competition and stay aware of neighborhood market conditions.

    • Handle all incoming leads and ensure all traffic is up to date and accurate in the computer system.

    • Handle all marketing efforts for the property. This includes outside marketing, on-site marketing events, and other sponsored events.

    • Create partnerships with local businesses to generate leasing activity.

    • Maintain accurate records of all community transactions and submit on a timely basis (i.e. rent rolls, schedule billings, move-in/move-out, etc.)

    • Ensure that all monies are collected.

    • Assisting the Property Manager in gathering and compiling current market and economic information and preparing competitive and market analysis and market trends.

    • Ensure that the electric and paper lease files are complete and the lease and lease addendums are executed properly.

    • Responsible for opening the office on schedule, the condition of the office and model apartments.

    • Comply with all state, federal and local laws relating to Fair Housing.

    • Maintain a positive customer service attitude and provide world class customer service to all prospective and existing residents.

    • Conduct inspections with residents at move-in and move/out.

    • Ensure that all service requests are recorded and communicated appropriately.

     

    ·         Fully supports the duties of the Property Manager by becoming more familiar with each duty and completing same as required.

     

    ·         Is proficient at the posting of all monies on the rent-roll system and the procedure for processing invoices.

     

    ·         Maintains consistent and punctual attendance record.

     

    ·         Works with the Property Management staff to develop and maintain sales and marketing strategies. Increases property traffic levels, maintains closing ratios and works to achieve and exceed budgeted occupancy percentages.

     

    ·         Maintains product knowledge of assigned property.

     

    ·         Oversees, and prepares all lease related paperwork in an accurate and timely manner. Must have the ability to communicate and explain all lease documents to new and existing residents, and ensure all documents are completed prior to resident’s move in.

     

    ·         Assists with daily operations of the apartment community. Assists in collections, posting and deposits of rent payments. Assists with daily, weekly, and monthly financial, leasing and bond reports.

     

    ·         Oversees and maintains company customer service standards. Responds to resident’s requests and works with residents to minimize and resolve issues and complaints.

     

    ·         Oversees and maintains prospects, traffic, and leasing data.

     

    ·         Deliver resident gifts, inspect units on move in day to ensure units are ready and assist with planning and hosting of resident functions.

     

    ·         Participate in company training and meetings as required.

     

    ·         Performs other reasonable duties as assigned.

     

     

  • Qualifications

    Qualifications

    EDUCATION AND EXPERIENCE:

    • A minimum of one year of Leasing Consultant experience
    • High school graduate or GED 
    • Proficient in Microsoft Office
    • Excellent verbal and written communication skills
    • Outstanding resident relations skills, and strong problem-solving skills
    • Self-directed and pro-active
    • Excellent organization skills with the ability to prioritize and work efficiently on multiple tasks in a fast paced, demanding environment
