Job Overview:
The Groundskeeper plays a key role in supporting property operations by maintaining the cleanliness, safety, and overall appearance of the community’s exterior spaces. This position is responsible for ensuring landscaping, common areas, and outdoor amenities are always well-maintained and presentable.
Working closely with the property management and maintenance teams, the Groundskeeper helps create a welcoming environment for residents and visitors by upholding high standards of accountability, consistency, and service. In fast-paced communities, this role requires attention to detail, responsiveness, and pride in delivering a clean, safe, and visually appealing property.
This position requires travel between properties, specifically supporting both the Port Orchard and Bremerton locations.
Essential Functions (including but are not limited to):
- Take ownership of assigned groundskeeping responsibilities, ensuring tasks are completed accurately, efficiently, and in a timely manner.
- Maintain a clean, safe, and welcoming outdoor environment to support a positive resident experience.
- Preserve the appearance and cleanliness of all common areas, including sidewalks, breezeways, parking lots, landscaping beds, and recreational spaces.
- Remove litter, debris, pet waste, and other hazards from the property to promote safety and curb appeal.
- Monitor grounds for safety concerns and report or address issues promptly in collaboration with the maintenance team.
- Support team efforts during unit turns, seasonal projects, and community preparation as needed.
Qualifications:
- High school diploma or equivalent.
- Minimum of 2 years of experience in groundskeeping, preferably in a hotel or multifamily housing environment.
- Excellent customer service skills with a commitment to delivering legendary service to residents.
- Ability to work independently and as part of a team in a fast-paced environment.
- Physical fitness and stamina to perform groundskeeping tasks, including lifting, bending, and kneeling, for extended periods.
- Valid driver’s license, reliable transportation, and current auto insurance required due to travel between Port Orchard and Bremerton properties
Physical Requirements:
- Ability to walk, stand, and work outdoors for extended periods.
- Ability to bend, kneel, reach, squat, and perform repetitive physical tasks.
- Ability to lift, carry, push, or pull items up to 25–50 lbs, with or without reasonable accommodation.
- Ability to work in varying weather conditions and navigate uneven surfaces, stairs, sidewalks, and parking areas.
- Ability to safely use basic hand tools and groundskeeping equipment.
