Responsibilities: HVAC System Maintenance: • Perform routine maintenance on heating, ventilation, and air conditioning systems to ensure optimal functionality. • Diagnose and troubleshoot HVAC issues, providing timely and effective solutions. • Conduct regular inspections to identify potential problems and recommend preventative measures. Repairs and Installations: • Execute repairs on HVAC systems, including replacement of defective components and parts. • Install new HVAC units or upgrade existing systems, adhering to industry standards and safety regulations. • Collaborate with contractors for larger installation projects and ensure seamless integration with property systems. Emergency Response: • Respond promptly to emergency HVAC service calls, addressing urgent issues and minimizing downtime. • Provide after-hours support for HVAC emergencies as needed. Documentation and Reporting: • Maintain accurate records of HVAC service activities, including repairs, installations, and maintenance tasks. • Generate detailed reports on system performance, identifying trends and recommending improvements. Resident Interaction : • Communicate effectively with property management teams and residents regarding HVAC issues and solutions. • Provide guidance and recommendations on energy-efficient HVAC practices. Qualifications: Education, Training, and Qualifications: • High school diploma or equivalent; completion of HVAC technical training or apprenticeship program. • Proven experience as an HVAC Technician, preferably in property management or related industry. • Strong knowledge of HVAC systems, components, and controls. • Proficiency in diagnosing and repairing various HVAC equipment and systems. • Familiarity with safety regulations and industry standards. • Relevant HVAC certifications and licenses as required by local regulations. • An HVAC Contractor’s License is desired. • Basic knowledge of MS Office and Outlook. • A valid Driver’s License is required to complete the essential functions of the position (completing off-hours emergency maintenance requests, obtaining/transporting supplies, etc.). Physical Requirements : • While performing the duties of this job, the employee is regularly required to walk; stand; use hands to finger, handle, or feel and talk or hear. • The employee is frequently required to stand; reach with hands and arms and stoop, squat, kneel, crouch, or crawl. • Ability to work outside in all weather conditions including seasonally hot or cold temperatures and inclement weather. • The employee must frequently lift and/or move up to 50 pounds. Compensation: $25 - $50 hourly
