    Wisconsin Management Company is looking for an experienced housing compliance specialist to join our team!     JOB SUMMARY:

    The Compliance Specialist is responsible for maintaining all aspects of his/her assigned portfolio. The portfolio will

    consist of several types of properties and multiple layering of financing programs. Will assist the Compliance

    Manager in ensuring proper policies and practices throughout their portfolio and will serve to guide and mentor onsite

    staff.

    PRINCIPAL DUTIES:

    • Key all resident initial and annual re-certifications at assigned properties with different types of funding and

    multiple layers of financing

    • 2nd and 3rd verification requests and follow up with 3rd parties

    • Proficiency in reading and analyzing financial and bank statements

    • Maintain resident files and insure proper documentation

    • Insure proper initial notices are given for all recertifications and all follow up notices

    • Audit correspondence and reporting. Annual reporting for specific financing types.

    • Lease preparation for new and annual certifications

    • Complete one job related training session per year in addition to required internal training

    • Understand and interpret government housing regulations

    • Reporting move-ins/outs and recertifications for MINC worksheets/HAP requests, or rent rolls

    • Calculate income and assets to determine rent and rental assistance amounts

    • Monthly HAP processing for HUD projects

    • Answer questions and mentor on-site staff on compliance policies and procedures

    SKILLS/QUALIFICATIONS:

    • Minimum 5 years of experience in housing with some government subsidized housing programs.

    • Knowledgeable and trained in Fair Housing regulations.

    • Computer literate for the production of compliance reports, correspondence to regulatory agencies, etc.

    • Strong communication skills, verbal and written.

    • Ability to take initiative in problem solving and possess strong analytical skills.

    • Ability to develop and maintain effective working relationships.

    • COS certification

    • Spectrum certification

    • WHEDA training on multi-layer financing

    • HCCP certification

    • Ability to work independently.

    • Familiarity with nonprofit, multi-layered properties a plus.

    • Sensitive to the needs and concerns of low-income persons and possess a commitment to affordable housing.
