    JOB SUMMARY

    The Groundskeeper/Laborer is responsible for the overall upkeep of interior and exterior grounds and facilities of assigned properties under direction of the Maintenance Supervisor and/or Property /Site Manager. This is a full-time position - may be hired seasonal or as a regular position based at our corporate office in Madison.

    PRINCIPAL DUTIES

    • Perform general inspection and repair, cleaning and upkeep of all grounds, amenities, building exteriors, offices parking lots, walkways and common community spaces.

    • Assist in the completion of apartment unit turnovers in preparation for new move-ins to include removal of trash and personal belongings, cleaning, painting and general labor.

    • Remove trash from property premise(s) on a daily basis.

    • Assist as needed in the performing of resident requested service orders on a timely basis (24-hours, unless stated otherwise) to include troubleshooting of issues that arise.

    • Order appropriate maintenance and cleaning supplies needed for jobs after approval from Supervisor.

    • Maintain tools and maintenance equipment to ensure they are in good working order and keep maintenance and storage areas in a clean and safe condition.

    • Consult with Supervisor on major repairs, replacements and/or contracts.

    • Schedule and complete preventative maintenance.

    • Perform snow removal to include shoveling, plowing, and salting or sanding of walkways within mandated timeframes.

    • Perform landscaping responsibilities to include planting, seeding, pruning, trimming, mowing, raking, leaf blowing, mulching and general upkeep of grounds.

    • Perform pool maintenance and upkeep (if applicable).

    • Attend meetings, training sessions and seminars as requested by Maintenance Supervisor.

    • Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies.

    • Comply with all OSHA regulations and any applicable laws regarding health, safety and environment.

    • Maintain working knowledge in the procedures and safety measures in each area of specialty.

    • Maintain and apply knowledge of commonly used concepts, practices and procedures within a particular maintenance-related field.

    • Work under limited supervision.

    • Perform all other duties as assigned by Supervisor.

    SKILLS/QUALIFICATIONS

    • Requires one or more years of experience in manual labor or groundskeeping field or in a related area.

    • Required to hold a valid driver’s license, have a reliable work vehicle and maintain current vehicle insurance.

    • Must be available for occasional night/weekend on-call duty.

    • Good human relations skills and the ability to work well with others.

    • Must have the ability to follow oral and written instructions.

    • High school diploma or equivalent.

    • Physical capabilities to carry out job responsibilities including the ability to lift 80-100 lbs., stand for extended periods of time, ability to walk, talk and have use of both hands.

    • Must have basic knowledge and experience in general labor and customer service.

    PAY RANGE

    $12-$15/hour DOE
