About the Role

Safeguard AEC is seeking a Senior Assessor to support its new commercial real estate due diligence business line. The successful candidate will conduct site assessments nationwide, lead field teams, and prepare lender-ready reports under tight transaction deadlines. This remote role involves significant travel and provides an opportunity to contribute to the development of the company's reporting tools.

Key Responsibilities

• Conduct Property Condition Assessments in accordance with ASTM E2018-24 and lender requirements.
• Evaluate building systems to identify physical deficiencies, deferred maintenance, and capital improvement needs.
• Prepare repair recommendations, cost estimates, and capital reserve tables.
• Perform site reconnaissance, interviews, historical research, and regulatory database reviews per ASTM E1527-21 and EPA AAI standards.
• Identify potential RECs, CRECs, and HRECs related to historical industrial use, storage tanks, and hazardous substances.
• Travel 25-75% or more to properties throughout the United States.
• Support multi-day site visits and portfolio assignments.
• Prepare and review reports to meet Fannie Mae, Freddie Mac, and other lender requirements.
• Communicate assessment findings to project leadership and lender clients.
• Lead and coordinate field assessors on multi-site and portfolio projects.
• Guide the development of field workflows, checklists, and report templates.

Required Qualifications

• 8+ years of experience conducting Property Condition Assessments and Phase I Environmental Site Assessments for commercial real estate transactions.
• Working knowledge of Fannie Mae and Freddie Mac multifamily due diligence requirements.
• Strong understanding of building systems and repair cost estimating.
• Experience leading or mentoring field assessors.
• Ability and willingness to travel 50% or more throughout the United States.

Preferred Qualifications

• Active Professional Engineer license.
• Meets the definition of an Environmental Professional under 40 CFR 312.10.
• Bachelor's degree in Engineering, Architecture, Construction Management, Environmental Science, or a related field.
• Previous experience with a national commercial real estate due diligence consulting firm.
• Experience with large portfolio assignments.
