    MORTGAGE LOAN FUNDER

    RESPONSIBILITIES:

    • ·         The Funder will be responsible for preparing, reviewing and funding approved loan files ensuring compliance with appropriate regulations and company policies. Coordinates disbursement of funds with escrow, title companies, and warehouse banks.
    • ·         Prepare all loan documents and escrow instructions on all loans as required.
    • ·         Review the file for conditions and/or instructions from the Processor, review and accurately detail all loan charges and prepare any documents required by the loan for funding.
    • ·         Verifiy pricing of loan – Rate, Points, Fees, APR state restrictions
    • ·         Review returning closing docs from title company
    • ·         Works with appropriate parties to clear any outstanding conditions prior to loan funding
    • ·         Reviews signed loan documents for compliance with federal, state and local law and company policies and procedures
    • ·         Balance loans against estimate and final HUD-1/Closing Disclosure statements
    • ·         Review title report for liens and judgments to be paid at closing
    • ·         Verify and balance funding figures in order to wire final loan proceeds to Title
    • ·         Reviews and approves HUD-1 settlement statement from closing agent
    • ·         Verifies and prepares wire transfer instructions
    • ·         Verifies loan amount, all fees, rates, discount points, broker rebates and other funding amounts
    • ·         Reviews signed loan documents for correct signatures, notary information, title reports and escrow instructions
    • ·         Inputs funding information into the loan system(s)
    • ·         Problem solving on issues or errors found in pre-founding review.
    • ·         Follows up with any post-closing issues that may arise
    • ·         Ensure timely delivery of funded loan file for purchase
    • ·         Clear outstanding conditions given by shipping, collateral or servicing department
    • ·         Direct escrow officer’s on breaking down borrower’s closing costs and seller credits.
    • ·         Review and sign off closing conditions including insurance information.
    • ·         Maintains a thorough working knowledge of Company and regulatory changes that effect the funding process
    • ·         Resolves funding discrepancies with the Accounting Department and Shipping Department
    • ·         Assists departmental support staff when necessary
    • ·         Performs other related duties as assigned

    • ·         High school diploma or equivalent work experience required
    • ·         Minimum of 2+ years residential mortgage loan or accounting experience
    • ·         Demonstrated ability to perform financial diagnosis along with creative problem solving
    • ·         Ability to work in paperless system environment
    • ·         Excellent written and verbal communication skills
    • ·         Ability to prioritize and meet deadlines
    • ·         Attention to detail and strong organizational skills
    • ·         Ability to handle multiple tasks under tight time constraints with high volumeAbility to understand HUD-1 settlement statements
    • ·         Demonstrate the ability to work in a high stress environment
    • ·         Must be proactive, work with a sense of urgency, thrives in a very fast paced environment
    • ·         Proficient in Microsoft office as well as ability to learn and utilize other information systems
