You’ll make sure our facilities are operating efficiently, regularly inspect our building for any damage, and conduct routine maintenance on our equipment to keep it running smoothly. Responsibilities: Plan and implement preventative maintenance procedures to maximize equipment operations and minimize safety risks Handle additional maintenance tasks as needed Keep a record of completed repairs and when equipment was last serviced Examine building windows, walls, and doors for damage and perform repairs when needed Ensure all equipment and systems such as HVAC units, plumbing fixtures, and electrical wiring are in working order by conducting routine maintenance and handle any repairs, if needed Duties (can include but are not limited to): • Assign and schedule technicians and vendors to complete repairs in vacant units and occupied units • You will help maintain the client’s properties, according to company standards • Provide supervision over maintenance technicians, projects, and maintenance work orders to completion • Assist in the inspection of units, estimate approvals, work order processing, and work order summary review • Archiving • Data entry • Dispatch, building, and unit inspections The position is responsible for all aspects of assigned properties including managing vendors, sustaining top condition and performance of the properties, complying with all applicable regulatory standards, as well as maintaining client and tenant relationships, weekly and daily reports, and traveling throughout the Monterey County area. The ideal candidate must have the ability to be an excellent communicator, self-starter, problem solver, action-oriented, customer service-oriented individual committed to improving assigned properties. The Maintenance Coordinator will work closely with clients to understand expectations, problem-solving abilities for complex issues, ability to perform property inspections, and working both as a team member and independently. Qualifications: Has high school diploma, GED, or equivalent Needs to have availability to respond on nights and weekends to on-call maintenance requests Strong understanding of maintenance equipment, techniques and procedures Over 2 years of maintenance experience Should be able to demonstrate understanding of heating and air conditioning units, plumbing systems, and electrical systems • Must have transportation / at least 2+ year’s experience in a related field/position • Possess a valid CA Drivers License and Auto Insurance • This position is very active and requires standing, walking, bending, kneeling, and crawling • Construction background • Ability to work proficiently with minimal supervision • Ability to communicate clearly/reading and writing proficiency • Proficient in Microsoft Office, Word, email, and Appfolio experience is a plus Benefits: • Retirement with Employee matching • Health Insurance • Mileage Reimbursement • Company phone Compensation: $45,000 yearly
