Assistant Project Manager — High-End Custom Residential

Location: San Francisco, CA (onsite, with regular job site visits)
    Employment type: Full time
Compensation: $125,000–$135,000 per year, based on experience
    Reports to: Project Manager

    About the company
Our client is a well-established San Francisco Bay Area general contractor with more than 25 years of experience building complex, architect-designed custom homes. Their projects carry high design standards, exacting detail and difficult site conditions, and are built in close partnership with some of the Bay Area’s most respected architecture firms. The team works on an open-book, cloud-based process and continues to care for homes after handover.

    The role
The Assistant Project Manager works alongside the Project Manager on high-end custom homes, from preconstruction through closeout. You own document control, project logs and cost tracking, and you keep information moving between the owner team, architect, subcontractors and the field. The bar is high: this is for an APM who is already strong in the role and ready to grow into a Project Manager.

    What you’ll do

    • Collect, draft, track and distribute RFIs and submittals; review submittals against the contract documents
    • Log, distribute and track drawings, specifications and contract documents
    • Draft and distribute subcontracts, purchase orders and change orders
    • Review, code and forward subcontractor and supplier invoices to accounting
    • Track progress and final lien waivers from subcontractors and suppliers
    • Keep project information current in Spectrum, Procore and Dropbox
    • Track procurement and lead times on custom and long-lead items
    • Draft meeting notes and join owner-architect-contractor meetings as needed
    • Review newly issued drawings and flag scope or cost changes to the PM and Estimator
    • Visit job sites to check progress against the documents
    • Close out with subcontractors, archive project documents and compile the owner’s manual

    What you bring

    • 4+ years as an APM, Project Engineer or Project Coordinator, with high-end residential experience
    • Degree in construction management or equivalent experience
    • Ability to read plans and specifications closely
    • Advanced Excel; Spectrum experience strongly preferred, Procore and Bluebeam a plus
    • Ability to manage multiple deadlines with accuracy and attention to detail
    • Clear written and verbal communication, with discretion and tact
    • Valid driver’s license and willingness to travel to job sites

    What we look for
Sound judgment, integrity, respect for every person on the project, a team-first approach, honest communication, and real pride in craftsmanship.

    Benefits

    • Medical, dental, vision and life insurance
    • Flexible spending accounts (health and dependent care)
    • Accrued vacation and sick time
    • Ten paid holidays
    • 401(k)
    • Cell phone reimbursement

Our client is an equal opportunity employer.
