RDE Capital Group LLC, a leading commercial real estate brokerage based in Dallas, seeks a motivated and detail-oriented Accountant to become an integral part of our dynamic team. Reporting to the President, the Accountant position will oversee day-to-day accounting activities and monthly close and variance reporting requirements for assigned portfolios. The candidate will be responsible for understanding GAAP Accounting requirements, including but not limited to: Straight Line Rent, inclusive of blend and extend methodology, recoveries, and the various methods of recovery (CAM, DB, Direct Pay, etc). In addition, the candidate will be responsible for performing accounting functions with an understanding of basic real estate verbiage, including but not limited to: Gross up, Expense Cap, Base Year, Pro-Rata Share, Weighted Occupancy, and Leakage.
Reconcile month-end close procedures, including updating close workpapers and variance analysis reports, and reviewing proper income and expense classification. Reconcile balance sheet and income statement accounts and ad hoc analysis reports. Review expenses and determine when to capitalize versus expense. Summarize drivers of financial statement fluxes based on major categories from the review of the financial statement when multiple factors can be contributing: Rental Revenue Recoveries/Leakage
Non-Recoverable Expense Bad Debt Occupancy Review income statements and balance sheets to detect potential risks and issues. Interpret complex recovery setups. Ensure and follow up with the billing team to ensure all accrued income/billing errors are corrected. As the main point of contact for accounting, build and maintain relationships with the regional manager and on-site and off-site property managers. Willing to take on additional projects necessary with the continuous growth and development of the company. Complete various financial, accounting, and other reports and analyses, and perform other duties and/or special projects as assigned or as necessary.
QUALIFICATIONS
A Bachelor of Arts/Bachelor of Science is required, and an accounting or finance degree is preferred. 3+ years of accounting experience and real estate industry experience are preferred. Detail-oriented, analytical, have strong organizational skills, have a proven ability to meet deadlines, work well under pressure, and can manage time efficiently and prioritize effectively. Excellent problem-solving skills Demonstrate a commitment to customer service. Self-starter, but can function effectively as part of a team. Advanced Microsoft Excel Skills Experience with AppFolio is a plus Excellent oral and written communication skills
COMPENSATION: Salaried position starting at an annual salary of $50,000.00 for a probationary period of six months. Benefits include medical, vision, dental, 401K plan, paid vacation time, long-term and short-term disability, and voluntary life insurance.
