1.Position Summary
The Multifamily Acquisitions Specialist is responsible for sourcing, identifying, underwriting, and closing on multifamily acquisition opportunities. This role supports the full acquisition lifecycle, from initial deal screening through due diligence, financing and closing, and works closely with senior leadership, brokers, lenders, and internal asset and property management teams.

3.1. Deal Sourcing & Pipeline Management
Source and identify multifamily acquisition opportunities through broker relationships, direct outreach, and market research that meet a set criterion (distressed, undervalued, special situations).
Maintain relationships with brokers and industry contacts to generate off-market and marketed deal flow.
Screen opportunities against investment criteria and prepare initial deal assessments using the company’s financial model.
Track and manage the acquisitions pipeline and deal status.
3.2. Underwriting & Financial Analysis
Underwrite multifamily acquisitions using detailed Excel-based models
Analyze rent rolls, trailing 12 income statement, budgets, CapEx, and operating statements.
Build cash flow models inc. performance metrics such as Cash-On-Cash, IRR, equity multiple, and sensitivity analyses.
Build and evaluate renovation budgets, value-add strategies, and projected rent growth
Analyze debt financing options, financing terms, and capital structures.
3.3. Due Diligence & Transaction Execution
Coordinate due diligence materials including leases, financials, utilities, contracts, surveys, and third-party reports
Work with legal counsel, lenders, inspectors, and property management during the closing process.
Identify risks, underwriting gaps, and operational issues prior to acquisition.
Assist with LOI preparation, PSA review, and closing documentation.
3.4. Market & Investment Research
Analyze submarket fundamentals including rent trends, vacancy, absorption, and supply pipeline.
Review comparable sales, rent comps, and cap rates.
Support portfolio strategy and long-term acquisition planning.
3.5.Reporting & Communication
Prepare investment memos and presentations for internal approval.
Clearly communicate assumptions, risks, and recommendations to leadership.
Collaborate with asset management and property management to ensure underwriting aligns with operational reality.
4.1.Required
Bachelor’s degree in finance, Real Estate, Accounting, Economics, or related field.
3–5 years of experience in real estate and multifamily acquisitions, real estate private equity, and/or investment banking.
Strong Excel-based financial modeling and underwriting skills.
Solid understanding of multifamily operations and value-add strategies.
Ability to manage multiple deals and deadlines simultaneously.
4.2.Preferred
Experience underwriting value-add or opportunistic multifamily deals.
Familiarity with property management software such as AppFolio, or similar platforms (i.e. Yardi).
Experience working directly with brokers and lenders.
Knowledge of renovation budgeting and operational improvement strategies.
Multifamily (and other real estate segments) underwriting and deal evaluation.
Financial modeling and sensitivity analysis.
Broker and lender relationship management.
Attention to detail with strong judgment.
Clear communication and execution focus
Competitive base salary range: $70,000-$80,000.
Performance-based bonuses tied to acquisitions completed, deal volume, and quality of work.
