    CONSTRUCTION SUPERINTENDENT - RESPONSIBLE MANAGING OFFICER (RMO)

    Full-Time

    Duties/Responsibilities:

    • Supervise and manage all aspects of land development and construction.
    • Manage and coordination engineering and quality control processes.
    • Supervise all labor and processes on construction site.
    • Review land development plans that include rough grading, wet utilities, dry utilities, street improvements, wall plans, landscape plans and scope of work.
    • Coordinate with subcontractors, land construction manager, inspectors and surveyors.
    • Analyze geological reports, contracts, budgets, SWPPP and project specific documents.
    • Provide reports and maintain project files for field work.
    • Reports to the Land Development Construction Manager.
    • Observes and communicates with subcontractors, surveyors, engineers, and municipal inspectors to ensure project schedule and budget is in accordance with the approved plans, scope of work, and specifications.
    • Address and communicate all construction needs such as grading, underground improvements, street improvements, landscaping issues that may have been overlooked, altered, or developed during the land development design and bidding process with the Project Manager.
    • Develops and maintains project development schedules.
    • Assures that all subcontractors adhere to all permits and contracts.
    • Coordinates with the Land Project Manager and Land Development Manager for compliance with all regulatory rules and requirements.

    Requirements:

    • Must have or are in the process of attaining LICENSES- “A” (General Engineering Contractor) and “C-12” (Earthwork and Paving Contractors)
    • Bachelor's Degree in Construction Management or Civil Engineering strongly preferred
    • Minimum 10 years of experience as a land development superintendent related to the residential construction industry specifically including all aspects of grading, wet and dry utilities, paving, masonry, civil and soils engineering and overall understanding of municipalities and agencies.

    Knowledge, Skills & Abilities:

    • Proficient in Microsoft Office Suite and Microsoft Project Scheduling Software or equivalent.
    • Must attain high level knowledge of grading technology and best practices.
    • Good with numbers. Good written and verbal skills, detail oriented with good follow- up and follow-thru skills, good people skills and problem solving skills are required.
    • Ability to multi-task and take initiative and be a self- starter.
    • Ability to gather and analyze pertinent data and think critically.
    • Must be familiar with blueprints, grading plans, improvement plans, landscape plans etc.
    • Position requires frequent sitting, computer work, walking, and standing.
    • Occasional kneeling and lifting (up to 50 lbs.).
    • Frequent driving from the project field office to various development sites, County, City and water district office.
