    • Our client is a construction company with experienced planners, where their construction projects proceed in orderly, well-coordinated steps—on time and on budget. Because they are construction professionals, their planning is informed by real-world fundamentals and in-depth knowledge of how drawings are developed and ensures that the finished project resembles the initial vision. They guide clients through the process of reaching consensus, analyzing how client suggestions impact the constructability of the project and make recommendations that support both the budget and the design intent. They provide a high-level overview and make it easier for clients to digest the complexity of interdependent numbers & sequencing. Through collaborative presentations and a shared vision with their clients, they are able move ahead faster, along with communicating all aspects of the plan to every trade, at every stage.
    • Our client is currently looking to add a Construction Superintendent to their growing team. The Construction Superintendent is the company representative on the jobsite and he or she is responsible to plan, organize, and control all resources in the field to ensure smooth delivery of every project, while providing excellent customer service to all their internal and external clients.

    RESPONSIBILITIES

    • Act as company representative at the jobsite where you always provide excellent customer service to all internal and external clients including Property Managers, Engineers, Security, Client, Architects, Surrounding tenants, etc.
    • Thorough understanding of the jobsite details and specifications.
    • Monitors and keep alignment with the construction schedule.
    • Schedule subcontractors in a way that is in line with the construction schedule and allows for efficiency for the sub (no return trips/area of work ready/etc.). This includes NIC trades (data/security/AV).
    • Ensure that everyone (including subs) are always professional and abide by company jobsite rules.
    • Develop project construction schedule detailing the timing of material delivery, subcontractor work schedules and overall project plans.
    • Conflict resolution in terms of job cost/scope/tags/etc.
    • Schedule and manage freight times/deliveries/access/etc. with building always providing adequate notice.
    • Become intimate/familiar with the building rules/requirements and providing notice as required.
    • Actively enforce all building regulations regarding noise, use of elevators, security, etc.
    • Review work daily to ensure alignment with the contract drawings/scope.
    • Review work daily to ensure quality is in line with company expectations and contract documents.
    • Produce a 3-week roller document and progress photos for use in weekly construction meetings.
    • Be able to show confidence in the articulation of the jobsite update to the project team in weekly meetings. This update should align with the project master schedule.
    • Weekly maintenance of the master schedule in MS Project. This would include inclusion of any RFI’s or other means that would delay or require a schedule modification.
    • Developing and implementing recovery strategies to maintain project schedule.
    • Schedule the routing and delivery of materials and take appropriate precautions to prevent job-site theft.
    • Ensure schedule considers current tenant work schedules and building access/elevator usage for oversized materials.
    • Maintain adequate and competent subcontractor labor crews as approved to complete timely and quality work.
    • Supervise work of crews to ensure work is completed as contracted with a minimal punch list. Meet daily with subcontractors to ensure daily schedules and task lists are understood.
    • Timely issuance and tracking of all job related RFI’s. This includes review of the contract documents to ensure validity prior to issuance.
    • Pro-actively manage the jobsite to ensure all our subcontractors and client vendors can complete their work efficiently, producing only the highest quality work.
    • Develop and maintain relationships with clients, designers, consultants, and internal staff.
    • Interfacing with owner and design team, must be able to convey confidence in OAC meetings and/or in interviews.
    • Conduct bi-weekly jobsite safety meetings and file sign in sheets and topics every two weeks.
    • Pre-Construction: Review of contract documents (drawings/submittals/scopes/etc.) so that you are intimately familiar with project. This will include list for PM/Estimator of potential concerns or misses.
    • Pre-Construction: Assist in determining scope and assignment to appropriate sub. Pro-active resolution (in conjunction with design team) to obstacles that arise during the project.
    • Maintain updated jobsite set of drawings with all latest sheets including (ASK’s/SK’s/RFI responses/Bulletins/etc.). Keep jobsite office organized with filing system and immediate access to required documents.
    • Oversight and schedule of internal labor force in line with labor hours allotted to Project, always keeping the project clean/safe.
    • Verify safety compliance of all trades.
    • Keep all involved parties informed as to the status of the project and of all problems and exceptions to the established work plan. Maintain verbal contact with PM daily and notify the PM immediately on any delay causing occurrences and over budget issues.
    • Verify that subcontractor materials match approved submittals, and are on site in line with schedule, and that material is properly accounted for, inventoried and secured.
    • Cover of multiple projects if asked.
    • Verify accuracy of drawing plan measurements of floors, walls, ceilings, etc. Identify discrepancies and take corrective action.
    • Co-chair weekly project construction meetings with subcontractors, architects, engineers, other vendors and owner to discuss project status. Document issues that impact the project schedule or will impact project budget and assign resolution to appropriate individuals in attendance.
    • Recommend overtime work requests to Project Manager and obtain appropriate security clearances for approved overtime.
    • Make active attempts to promote harmony among employees, Resolve labor disputes and personnel problems. Take unresolved issues to Field Ops manager when necessary.
    • Close out projects (signed punch list/signed permit cards) quickly upon completion of project.
    • Issue weekly updates to Field Ops until 100% completion of jobs.
    • Implementation and adherence to company safety policy. Responsible for all aspects of jobsite safety including all OSHA compliance.

    QUALIFICATIONS

    • 8+ years of working experience as a commercial Superintendent.
    • Seismic and/or Tenant improvement experience is a plus.
    • Must possess excellent communication and interpersonal skills both oral and written.
    • Ability to manage large, complex projects.
    • Must have a thorough understanding of construction industry practices, processes and standards.
    • Must be able to develop detailed construction schedules (MS Project) and logistical plans for use in successful project planning and execution. This includes weekly maintenance of the master schedule.
    • Ability to develop and implement recovery strategies to maintain schedule.
    • Proficient in Microsoft Office Suite including Microsoft Project.
    • Must exhibit strong leadership qualities. Someone comfortable mentoring junior staff.
    • Ability to drive the schedule while remaining focused on quality and safety.
    • Understanding his/her audience. Ability to always maintain discretion and confidentiality.
    • A positive attitude with excellent decision making/problem solving skills.

    COMPENSATION

    • Base salary to 175k/year
    • Auto allowance or company truck with fuel card
    • Annual discretionary bonus up to 20%
