Our client is an established real-estate development firm that has built strong relationships with brokers, tenant reps, users, lenders, and government officials. They have the experience and capability to execute and develop projects of different size, use, and complexity across a multitude of sectors including multifamily, retail, office, hospitality, industrial, and mixed use.
The Construction Manager will be an integral part of this team that we are seeking to hire as soon as possible. This person will be responsible for managing the construction drawings as well as the bidding process in the pre-development stage. Once permits are in hand the Construction Manager will be managing the selected contractors and will be reporting directly to Ownership. The first project is the ground up construction of 74 hotel suites as well as a historical renovation of an existing church which will be repurposed into the kitchen / dining area of the hotel in Palm Springs, CA.
Job Duties
Provide leadership and guidance throughout the entire building process from inception to completion
Will work closely with Senior Project Manager, Owner, and General Contractor to identify project budget
Will work to establish a strong relationship with General Contractor, Subcontractor, architects, engineers, and all other project stakeholders
Must establish the tools, materials, and professionals needed to achieve project goals according to company metrics
This person will review plans and specifications to ensure accuracy, and work to establish a baseline schedule for each subcontractor or self-performing team
Will be tracking project costs and complete change management duties – RFI’s, Change Orders, pay applications etc.
Oversight of shop drawings and submittals
Writing subcontracts and purchase orders for projects
Conduct regular jobsite coordination meetings
Will assist with the oversight of quality and safety
Establish risk factors then manage and mitigate them to ensure construction goes smoothly
Liaise with local authorities to obtain licenses and permits for the project
Prepare daily/weekly/monthly reports to keep all involved parties updated on project progress
Qualifications
Bachelor’s Degree in Construction Management, Architecture, or related field is highly desired for this role
Candidates must have a minimum of 8+ years of experience in the role of Construction Manager or Senior Project Manager
Candidates must have hospitality and hotel construction experience to be considered for this role
This candidate must have experience managing projects from $10 million - $30 million +
Must have technology experience on different construction management software (i.e., Procore, Primavera, PlanGrid, Bluebeam, etc.)
PMP or equivalent certification is highly desired for this role
OSHA 10 or OSHA 30 Certified
Must have the ability to fully read and understand blueprints, specifications, contract documents etc. in relation to commercial construction projects across multiple divisions
Must have an in-depth understanding of daily construction procedures, materials logistics, and project management principles
Must be able to successfully build relationships and network with local owners, general contractors, subcontractors, and organizations as necessary for professional and personal development
Compensation
Strong base salary range starting at $150,000/year and up depending on the right management experience and project portfolio
