COMPUTERIZED MAINTENANCE MANAGEMENT SYSTEM ADMINISTRATOR (Full-time Days)
Reporting to the Assistant Directors of Facilities, the Computerized Maintenance Management System Administrator (CMMSA) is responsible for planning, scheduling, and implementing the Corrective and Preventative Work Order System and ensuring that all work orders and tasks are aligned with the most current regulatory standards, codes and requirements. The CMMS Administrator will be responsible for organizing the departments CMMS (Micros Main) to efficiently manage the full spectrum of maintenance activities, including work orders, preventative maintenance, equipment tracking and equipment inventory control. The CMMS Administrator will customize and manage Micro Main to enable the Facility Services Department to reduce downtime; improve profitability by controlling maintenance expenses, reduce spare parts inventories and costs; and increase productivity by more effectively streamlining assets, personnel and other resources.
EDUCATION:
High school diploma or equivalent required.
Associate or Bachelor Degree in Information Technology, Engineering, Business or related field is preferred.
Trade school and/or apprenticeship training in one or more of the following: General Construction, Mechanical, Electrical, Plumbing, Life Safety/Fire Safety Systems or Information Technologies.
WORK EXPERIENCE:
More than three (3) years of experience in Facility Management, Construction Management, or information services is required. Business, Management, Information Services or strong financial experience / education will be considered in lieu of facility specific experience.
Must have extensive knowledge and skills of all Microsoft Office Software applications with advanced Excel experience.
Experience with Computerized Maintenance Management Systems, Building Automation Systems and Access Database software applications is required.
Customizes and maintains CMMS Administration Module for proper accounts, activities, categories, failures, inspection points, specifications and
training for the Facility Services Department.
Customizes and maintains CMMS Resources, including department labor and vendor information.
Customizes and maintains CMMS Site, Property and Shop information.
Maintains efficient processes for CMMS work orders, prioritization categories, schedules, tasks, task schedules and projects.
Develops and maintains current asset lists, associated tasks and frequency of schedule work per properties. Maintains asset histories for equipment and systems.
Develops and maintains the CMMS preventive maintenance Task/Task Scheduler for assets. Create work orders through task generation.
The CMMS Administrator will track maintenance activities and histories, to provide detailed reports showing how effective maintenance resources are utilized.
Prepares and maintains a variety of department records in compliance of JCAHO and Department of Health Standards and local authorities.
Assists in removing snow from facility’s grounds as needed
Assists AVP, Assistant Directors and the Senior Chief Engineer through the CMMS to reduce downtime, improve productivity, control maintenance expenses, by more effectively streamlining assets and use of resources..
The CMMS Administrator will organize all maintenance activities, simplify maintenance administration, and maximize the efficiency and productivity of the maintenance function.
Participates in all departmental performance improvement activities.
Acts as liaison for customer satisfaction program as required.
Performs related and other departmental duties as required
Maintains proper electronic and paper documentation system for regulatory agencies.
