    POSITION SUMMARY

    This position will report directly to and will maintain consistent communication with CEO and Marketing Manager for coordination of all leasing activity and tenant relations, among other tasks. The position will uphold a high standard of ethics. Promoting a feeling of general good will, rapport, and pride of ownership to the community is required. A willingness to take on assorted job assignments and be flexible with new tasks as they come. This is an office position that will report full time to the Clairemont Mesa office in San Diego. A positive “can do” attitude is a must!

    JOB REQUIREMENTS

    Leasing

    Fill out leasing template and list vacant units for lease in AppFolio.

    Keep listings up to date in online marketing platforms.

    Connect listings from online marketing platforms with AppFolio.

    Track vacant rent ready units and market the units to all available channels.

    Perform tenant screening and background checks.

    Draft lease for tenant to sign and send for signatures.

    Manage move in process to accounting system.

    Coordinate move ins and showings with onsite managers.

    Process official letters to tenants as necessary.

    Tenant Program Coordination

    Submit RTA / RFTA housing packets to the Public Housing Authority.

    Coordinate inspections/move-ins.

    Coordinate with Section 8 advisor and Case Management to process tenant applications.

    Submit for HQS reimbursements and other incentives as eligible from Section 8 programs.

    Attend weekly and monthly online meetings with case managers.

    Resident liaison

    Issue Lease violation letters.

    Facilitate weekly and monthly online meetings with site management.

    Send email to managers to follow up on upcoming move ins and move outs.

    AppFolio Database Maintenance

    Primary responsibility to keep all tenant files up to date in AppFolio Database.

    Track and keep up to date tenant recurring charges.

    Verify and maintain accuracy with all tenant charges.

    Add notes as appropriate to tenant pages in AppFolio.

    Upload documents to tenant pages in AppFolio as needed.

    Qualifications

    Previous experience in property management or other related fields.

    Ability to multitask and prioritize.

    Excellent verbal and written communication skills.

    Ability to stay organized and focused.

    Ability to juggle multiple details easily.

    Ability to communicate effectively with all tenants and associates.

    Customer service positive attitude.

    Business hours 8am till 4:30pm.

    Able to prioritize work during business hours.

    Prior experience with residential property management software applications like AppFolio.

    Compensation

    $25-$30 per hour (based on experience) full time employment paid on a bi-weekly basis.

    75% Employer-sponsored health insurance is available after a 90-day probationary period.

    1-week paid vacation accrual starting after 90-day probationary period.

    Option to work one day a week from home.

    Use of company issued laptop computer.

    Use of company issued internet enabled cellular phone.

    Use of Corporate office in Clairemont Mesa, San Diego.

    All supplies are provided by management.
