    We have several properties including motel, apartments, and other rentals and real estate holdings that need punch lists completed or extensive repairs and maintenance. Looking for a part-time maintenance/ rehab technician who can handle multiple facets of repair in a timely manner. Responsibilities: • Maintenance duties may include, but are not limited to: • Minor electrical: light fixtures, plate covers, switches, receptacles, ceiling fans, etc • Painting • Minor plumbing: fixtures, faucets, showerheads, toilet repairs, p-traps, garbage disposals, supply lines, etc • Minor drywall: small drywall patches (Ex: up to 4’), mudding/patching, minor texturing, minor painting, nail holes, minor trim work, etc • Doors/Floors: Installing unit entry doors, screen doors/screen repair, closet doors/closet tracks, cabinet doors, door handles, coordinating keys made, General knowledge of installation and repair of flooring, etc • Appliances: Some troubleshooting, ability to lift/move for replacement, attach range cords, assemble fridges, etc • Furniture: Ability to lift and move furniture up and down stairways • Knowledge of buildings: Common understanding of each property, how heat systems work in case of emergencies, where water shutoffs are in case of emergencies, ability to travel to each propertyOther maintenance duties include exterior maintenance: • Maintain gutter downspouts and extensions • Maintain sump pump drains/hoses • Notify management if any tenant or storm damage (wind/water/etc), advise or coordinate with possible 3rd party contractors • Lawn care/snow maintenance: Ability to use lawnmower and weed trimmer if needed • Ability to mow or shovel property areas on a routine basis • Willingness to pick up after pets and cleanup of areas around building or parking lots • Being thorough and courteous; we need you to accurately assess the root cause of each work order that comes in and do your best to close it out and improve our residents' homes as well as motel property • Walk the property each day; know your grounds and your buildings and clear away any trash or debris that you find • Follow guidelines and your own expertise to turn around vacant apartment units/houses and prepare them for new residents to move into • Respond to assigned work orders or general maintenance in a timely manner and always communicate with your Supervisor or Property Manager as things move forward or take longer to complete than anticipated • Work with Property Manager, supervisor, or third party contractors on any special projects or property wide routine maintenance as necessaryAbove all, you will be responsible for staying in sync with the company’s and the community’s operating and safety policies and procedures and for adhering to federal, state and local laws pertaining to the operation of the community and Fair Housing. Qualifications: • EXPERIENCE AND STRENGTHS YOU'LL NEED: • A dedication to company goals and values and a commitment to the success of each associate as a member of the team • Good communicator and listener with strong customer service skills • General knowledge or direct experience of plumbing, drywall repair, painting, carpentry, appliance repair, pressure cleaning, or minor electric troubleshooting and repair • Previous experience on apartment community/property maintenance; closing work orders and turning apartments/houses/motel is ideal • High school graduate; technical school preferred but not required • DRIVER'S LICENSE (REQUIRED) • MUST HAVE OWN TOOLS AND KNOWLEDGE TO USE THEM (REQUIRED) • MUST BE ABLE TO PASS A BACKGROUND CHECK. (REQUIRED) • RELIABLE TRANSPORTATION (REQUIRED) • Licensed contractors considered first Compensation: $15 - $20 hourly
