Hudson Property Management Services is seeking a Property Manager in Pittsburgh, PA. This key position is responsible for leading the team in leasing and property management tasks. Key responsibilities include overseeing day-to-day property operations, supervising leasing activities, managing revenue, planning finances, and fostering strong relationships with residents and the community. Responsibilities: • Oversee the overall management of the property, including monitoring and implementing site management programs, policies, plans, rules, regulations, contracts, and agreements in line with corporate policies. • Understand and address the needs and expectations of residents while maintaining clear, effective communication. • Resolve and mediate resident complaints and conflicts promptly and professionally. • Supervise property inspections and ensure smooth move-in and move-out processes, including ensuring units are prepared for occupancy and conducting move-in inspections. • Oversee the collection of deposits and fees associated with move-ins. • Assist in managing and executing turn events and supervise move-out inspections to ensure units are turned in a timely and acceptable manner for new residents. • Manage risk and emergency procedures for the property. • Oversee leasing and lease requirements, ensuring a smooth process for prospective residents from start to finish. • Collaborate with leasing staff to meet sales goals and ensure successful annual lease-ups, including negotiating lease renewals with current residents. • Stay informed about the local marketplace and trends. • Manage all media aspects of the property, including approval of print materials such as flyers, mailers, and brochures, and online advertising. • Participate in preparing the annual operating budget and monitor budget projections. • Assist with setting rent prices, goals for property rent growth, and overseeing accounts receivable (A/R) and accounts payable (A/P) records. • Oversee property purchases and monitor expenses. • Manage vendor proposals and the bidding process in collaboration with property staff. • Handle invoice entries (A/P), make daily deposits (A/R), and enforce rent delinquency policies. • Oversee training and development of leasing, maintenance, and other property-related staff, including participation in the hiring process. • Supervise scheduling, employee record-keeping, and payroll reporting, with oversight from management. • Oversee and manage service requests to ensure requests are getting handled in a professional and timely manner. • Help establish goals and objectives for the resident community experience. Qualifications: • Bachelor’s degree in Business or a related field. • 5+ years of Property Management experience (housing management preferred), with substantial supervisory responsibility. • Proficiency in software: Word, Excel, email, web browsing, and property management systems.
