This role is leasing-focused and responsible for driving occupancy, generating traffic, converting leads, and giving every prospect an exceptional experience. Responsibilities: **Leasing & Traffic Generation ** • Ensure all units, models, and leasing paths are show-ready at all times • Respond quickly to all new leads across phone, email, text, and online portals • Schedule and conduct engaging property tours for prospective residents • Pre-screen prospects to confirm they meet rental criteria • Follow up with every lead until they apply or close out • Maintain updated listings, pricing, photos, and marketing content across all advertising platforms • Create simple social media posts that drive interest and traffic • Track leads, showings, applications, and conversions in the CRM • Drive creative marketing efforts to generate new leasing traffic daily Market Awareness & Competitive Edge • Shop competing apartment communities regularly • Compare pricing, concessions, amenities, and availability • Recommend pricing or promotion adjustments based on market trends • Make sure our community stays competitive in both value and presentation Move-In Pipeline Support • Guide prospects from inquiry → tour → application → approval → lease signing → move-in • Ensure all documentation is complete and accurate • Communicate proactively with the internal team on ready units and move-in dates Community & Resident Support (10% of the role) • Provide friendly support to current residents when needed • Assist with basic leasing office communication and coordination • Help reinforce a positive, in-person culture at the community office Qualifications: Must-Have • Strong communication and people skills • Outgoing, positive, and comfortable talking to prospects all day • Highly organized with strong follow-through • Ability to work onsite, full-time • Self-motivated with a sense of urgency and competitive drive • Able to learn property management software Preferred • Leasing, sales, hospitality, or customer service experience • Social media or basic marketing experience • Familiarity with Fair Housing practices • Experience with CRM or property management tools Compensation: $19 - $23.50 hourly
