    What you will do

    You will maintain residential properties across the Grand Rapids area including single-family homes and apartment communities.

    Your day-to-day work will include routine maintenance and repair tasks such as minor plumbing, electrical troubleshooting, drywall repairs, and light carpentry. You will also help prepare apartment units for new residents by completing turn or make-ready work so homes are clean, safe, and ready for move-in.

    You will respond to maintenance service requests from residents and record completed work through our property management software. Attention to detail matters because your work directly affects the quality of living for the people in our communities.

    The role also includes inspecting buildings for potential issues with doors, windows, walls, and other structural elements. Identifying problems early helps prevent larger repairs later and keeps our properties running efficiently.

    We also perform preventative maintenance to reduce equipment failures and safety risks. This is a team that believes in solving problems before they become emergencies.

    Our lawn and snow operations are handled by a separate team. Maintenance technicians are not expected to shovel snow or perform landscaping duties.

    What we look for

    Experience: Prior maintenance experience or strong hands-on experience in property maintenance, construction, or remodeling.

    Technical capability: Working knowledge of plumbing systems, electrical components, HVAC systems, and general building maintenance.

    Problem solving: Ability to diagnose issues, think through repairs, and complete work efficiently.

    Accountability: Strong work ethic, reliability, and attention to detail.

    Communication: Ability to document service requests and completed work using our property management software.

    Availability: Willing to participate in an on-call rotation one night per week and one weekend approximately every five weeks.
