This individual will partner cross-functionally to ensure assets are operating efficiently, risks are mitigated, and long-term value is maximized.

This is a highly visible position that works closely with senior leadership and external stakeholders, offering a blend of financial oversight, operational strategy, and portfolio-level decision-making.

    Responsibilities:

    • Develop and maintain short- and long-term financial forecasts across assigned communities.
    • Analyze operating performance, identify risks, and implement strategies to improve asset-level results.
    • Partner with internal teams to establish and monitor capital plans, operating budgets, and reserve requirements.
    • Monitor “watch list” assets and collaborate with stakeholders to drive performance improvement initiatives.
    • Review and interpret management agreements, operating plans, and financial structures to identify opportunities and mitigate risk.
    • Support due diligence efforts, including financial analysis, operational review, and transaction readiness.
    • Build and maintain relationships with key stakeholders, including investors, regulatory agencies, and external partners.
    • Contribute to broader organizational goals related to profitability, cash flow, and portfolio optimization.
    • Assist senior leadership with strategic initiatives, including asset transitions, dispositions, and portfolio planning.
    • Perform additional responsibilities as needed to support business objectives.

    Requirements:

    • Bachelor’s degree in Finance, Real Estate, Business, or a related field.
    • 5+ years of experience in asset management, real estate, or related field, with a strong emphasis on affordable housing.
    • Direct experience with affordable housing programs (e.g., LIHTC, Project-Based Section 8, Section 236, RD) strongly preferred.
    • Proven ability to analyze financial performance, develop forecasts, and drive asset-level strategy.
    • Experience working with regulatory agencies, investors, and external stakeholders within affordable housing environments.
    • Strong understanding of compliance frameworks and operational considerations within regulated housing portfolios.
    • Prior leadership or management experience preferred.
    • Experience supporting acquisitions, dispositions, or M&A-related activity preferred.
    • Experience with property management and financial systems (e.g., RealPage, MRI).
    • Advanced Excel skills and comfort working with financial models and large datasets.
