    Assistant Property Manager — Single-Family Homes Company: Collaborative Property Management Location: Richmond Hill, Georgia Type: Full-Time Portfolio: Single-Family Rental Homes Position Overview Are you a highly organized and detail-oriented individual with a knack for seamless operations? Collaborative Property Management is looking for a Full-Time Assistant Property Manager to join our team in Richmond Hill, GA. In this dynamic role, you'll be instrumental in coordinating the day-to-day operations of our diverse portfolio of single-family rental homes. We're seeking a self-motivated professional who thrives in both administrative and in-field environments. You'll report directly to our Property Manager and play a vital role in ensuring smooth operations and positive relationships across our properties. Compensation: This full-time position offers a competitive hourly salary of $42,000 yearly. This position is eligible for health insurance and 401(k) benefits, as well as, profit-sharing bonus. Licensure-Based Salary Adjustment: An automatic $3,000 increase to the annual base salary will be applied to all employees in the Assistant Property Manager role at the six-month mark, provided they hold a valid Georgia Real Estate License. Reimbursement: For non-licensed new hires, the company provides 100% reimbursement for all pre-licensing education, exam fees, and initial state licensure costs upon achievement of the license. Responsibilities Responsibilities: • Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes • Show units and generate excitement from prospective tenants to ensure all units are leased in a timely manner As an Assistant Property Manager, you'll oversee a comprehensive range of duties, including:Maintenance & Vendor Coordination: Manage daily operations, coordinate all maintenance requests, and oversee vendor work from start to finish. • Property Inspections: Perform and accurately log in-person interior and exterior property inspections, ensuring properties are well-maintained. • Communication & Relationship Management: Maintain positive and proactive relationships with property owners, tenants, vendors, and internal team members. • Maintenance Support: Provide direct support and guidance on maintenance issues, coordinating appointments and ensuring timely resolutions. • Platform Proficiency: Learn and operate proficiently within our TenantCloud platform, handling tasks such as adding new tenants, owners, vendors, and properties, sending lease agreements, and tracking management fees. • Financial Administration: Accurately collect rent, post management fees, manage owner distributions, and conduct monthly security deposit reconciliations. • Reporting & Record-Keeping: Maintain detailed logs of all calls, service requests, and inspection outcomes. • Property Turnovers: Gain proficiency in the inspection, scheduling, and reporting processes essential for efficient property turnovers. • On-Call Support: Participate in a rotating weekly coverage schedule for after-hours support. Qualifications: • 1-2 years of customer service and sales experience preferred • Excellent computer skills, including Microsoft Office • Great with people– warm, friendly and helpful in person and on the phone • Able and willing to work both evenings and weekends • Experience: Previous experience in property management or a related field is beneficial, but not necessary. • Skills: Possess strong organizational, communication, and follow-through skills. • Technical Aptitude: Proficient with property management systems or a quick learner eager to master new software. • Work Environment: Comfortable working effectively in both office and field settings. • Transportation: Must have a reliable vehicle and a valid driver’s license. • Georgia Real Estate License: Possession of a Real Estate License is preferred. If not currently licensed, procurement of a valid license is mandatory within the first six (6) months of employment. Compensation: $43,000 yearly
