Job Summary
We are seeking a dynamic, proactive, detail-oriented Assistant Property Manager to join our team to support day-to-day operations across a unique portfolio. The Assistant Property Manager is responsible for directly managing all aspects of their assigned residential properties. You'll work directly with our Property Manager/owner to keep owners informed, residents happy, and properties running smoothly. Responsibilities
Advertise vacant properties
Serve as a primary point of contact for resident communication — maintenance requests, lease questions, move-in/move-out coordination
Coordinate with vendors and contractors on maintenance and repair work, including scheduling and follow-up
Track rent collection, post payments, and follow up on delinquent accounts
Conduct property inspections (move-in, move-out, periodic) and document condition with photos/reports
Support lease renewals, documentation, and compliance with Fair Housing and TN landlord-tenant law
Maintain accurate records in our property management software
Help identify and flag issues before they become owner complaints — proactive communication is core to how we operate
Assist with preparing materials/purchase lists from inspection work orders
Follow all Equal Housing Opportunity guidelines, local laws, and company policies
Qualifications
1+ years of property management, leasing, or real estate experience preferred (will consider strong candidates from customer service/operations backgrounds)
TN real estate license preferred, not required (we'll support you in obtaining one)
Excellent written and verbal communication skills — you'll be the voice of PMI to residents and owner
Strong organizational skills and comfort managing multiple priorities at once
Tech-comfortable; familiarity with property management software (AppFolio, Propertyware, etc.) a plus
Valid driver's license and reliable transportation (property visits required)
High school diploma required; Associate's or Bachelor's preferred
Excellent communication, negotiation, and sales skills
