The Assistant Purchasing Manager will assist in value engineering, plan pricing and review and evaluate cost estimates. The Assistant Purchasing Manager also serves as a team leader and mentor within the department
Responsibilities
Qualify all proposals to ensure that bids are aligned and consistent and include all specifications, scopes, and details. Create bid comparisons and spread bid numbers
Education
Professional/Trade Expertise Experience
• Review and interpret architectural and engineering drawings, scopes of work, and specifications
to understand the scope and requirements of the project.
• Creatively source new products to help lower cost and improve quality/aesthetic appeal of
production homes.
• Assist in development and updates for detailed scopes of work for trades.
• Process Awards Packages, spread subcontractor bids, analysis of pricing and recommend to
Purchasing Department head bid awards.
• Set up new Vendors per policies and procedures.
• Create, oversee, and track all vendor Price Agreements.
• Accurately input contract pricing into accounting and purchasing software.
• Audit data input into accounting and purchasing software to ensure accuracy of data.
• Serve as the liaison between vendors, construction crews, project managers, and other
departments
• Maintain accurate files and organization of all contracts
• Assure all contract documents are executed and returned within prescribed time frames,
process vendors and vendor contracts, track vendor contracts, and track vendor insurance.
Calculate takeoffs for all plans, elevations and options
• On-site visits to validate take-offs
• Read and interpret blueprints, specifications and scope documents to prepare, analyze and
maintain thorough take offs with accurate quantities
• Assist region with plan value engineering
• Assist with assessing lumber take-offs and $0 items before job starts are sent to the field
• Manage lumber EPO process, including vetting of requests and issuing of EPO’s (field task
moving forward?)
3\. Education
• Bachelors’ degree in Construction Management, Business, Accounting or related field or
applicable work experience required
4\. Professional/Trade Expertise Experience
• Minimum of 3 years experience in new home construction industry
• Organization – Prioritize work activities and use time efficiently
• Oral Communication - Speak clearly and respond well to questions
• Written Communication – Write clearly and informatively; ability to read and interpret written
information
• Proficient knowledge of MS Office, Excel
• Knowledge and experience in• Knowledge of construction trades and building materials, thorough in plans reading,
understanding and knowledge of the entire construction process.
• Valid driver’s license and dependable personal transportation for daily regional travel required.

• Possess a strong technical acumen in determining requirements for takeoffs based on plans
• Negotiation skills to ensure getting best possible pricing
