Assistant Superintendent – Townhomes

Work for a leading real estate developer with over 40 years of experience building thoughtfully designed urban communities including townhomes, apartments, and residential high-rises. Throughout the development process, this organization focuses on quality, integrity, and neighborhood integration. This group is looking for an Assistant Superintendent to join their growing urban-infill townhome division and oversee multiple projects in the Greater Seattle area.
Assistant Superintendent Responsibilities:
- Assist with site mobilization, logistics planning, and temporary infrastructure setup.
- Review plans and specs to identify coordination issues or value engineering opportunities.
- Attend pre-construction and design meetings with owners, architects, and consultants.
- Help develop and maintain project schedules and site logistics plans.
- Lead subcontractor onboarding and safety orientation meetings.
- Support daily field operations with a focus on quality, safety, and productivity.
- Maintain detailed daily logs, track manpower, weather, deliveries, and jobsite activities.
- Assist with RFIs, subcontractor change orders, and monthly billing reviews.
- Review submittals and coordinate material procurement to meet project milestones.
- Help manage project punch list execution and support the close-out process.
- Supervise field crews and foster a collaborative, respectful site culture.
Assistant Superintendent Qualifications:
- At least 2 years of relevant multi-family construction experience.
- Complete understanding of the construction process.
- Ability to read and understand construction documents such as blueprints, scopes of work, schedules, specifications, and safety manuals.
- Experience with basic MS Office Suite.
- Must have a vehicle and a valid driver's license.

Compensation: $85K - $105K
