The Storage Expert is one of the first line representatives to the property’s customers, assisting the Resident Storage Expert in the day-to-day operations of the property which include but are not limited to:
Sales
- Achieve sales and revenue objectives by utilizing effective advertising/marketing opportunities, telephone and direct in -person interactions with potential customers
Customer Relations
- Promotes and maintains excellent customer relations by providing information and resolving problems effectively.
- Implements new ideas and concepts that would help enhance product services to both existing and potential customers.
- Resolves issues/problems in an effective, professional and positive manner.
- Represents the property and Company in a professional manner at all times.
Administration
- Performs all daily administrative functions as required to include but not limited to: receiving and properly processing all customer payments; making bank deposits; submitting and maintaining property trackers and other type reporting on a timely and as-needed basis; ensuring that all tenant files and all other property information is being properly maintained.
- Follows up on delinquent accounts in accordance to Company policy and state and local laws.
- Communicates operating results by submitting accurate and timely reports and furnishing financial information as requested.
- Maintains the highest level of professionalism while ensuring that the standards, philosophy and mission established by Company are met and carried out.
- Perform related duties as assigned by supervisor
Custodial and Maintenance
- Follows and implements the guidelines set forth in the Company Maintenance Checklist as is applicable to each specific property.
- Ensures that cleanliness and orderliness standards are met in the office, rest rooms, grounds and vacant units are cleaned on a timely basis.
- Regularly audits the physical conditions of a property and ensures that supplies are adequate
- Performs all light and minor maintenance and custodial duties in a method and environment that would help ensure the safety and well-being for team-members, customers and the general public.
Leadership/Supervision
- Maintains compliance with all company policies and procedures.
- Reports to: District Manager
MINIMUM ESSENTIAL JOB REQUIREMENTS
- Experience in sales or retail environment preferred.
- Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers.
- Excellent computer proficiency (MS Office – Word, Excel and Outlook)
- Ability to work with minimum direct supervision.
- Must possess a valid driver’s license.
- Possess an outgoing and friendly personality and project a professional appearance.
- Well-balanced personal and managerial style: mature, professional approach to people and problems.
- Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and pro viding exemplary customer service.
- Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices.
- High school diploma or GED required.
PHYSICAL REQUIREMENTS
- Must be able to lift and carry up to 50 lbs.
- Must be able to stand for up to 8 hours at a time.
- Must be able to speak clearly and listen on telephone.
- Possess an outgoing and friendly personality and project a professional appearance.
- Ability to safely and successfully perform the essential job functions consistent with Company including meeting qualitative and/or quantitative productivity standards.
