COMPANY OVERVIEW
AWP RE, L.L.C. “AWP Real Estate” was recently launched to serve as the real estate asset management firm of a multifamily office with several hundred million in assets under management.
We are focused on the acquisition and development of multifamily and grocery anchored shopping center assets in economically strong locales throughout the country and providing our investors strong, stable cash flow with additional upside driven by a combination of bringing rents to market, increasing occupancy, reducing operating expenses, and/or minor renovations.
HEAD OF REAL ESTATE
The Head of Real Estate will serve as the leader of the firm's real estate ventures and report directly to the CEO. The role will wear many hats in the early stages. Including, but not limited to:
- Develop and expand our deal flow with brokers and other industry contacts.
- Source and analyze the feasibility of potential development sites and evaluate associated development schemes.
- Underwrite the financial viability of various opportunities.
- Create and edit financial models for the valuation and cash flow projections of assets; perform sensitivity analysis.
- Research local economies and target markets to identify key drivers for occupancy/tenancy.
- Manage the financing, offer, bid, and negotiation process.
- Manage the due diligence process: direct activities with attorneys, architects, engineers, consultants, governmental bodies other interested parties to plan projects related to public entitlement, site permits, acquisition due diligence and closing activities.
- Monitor and assure timely completion of the investment and development within the established budget, schedule and required investment return parameters.
- Serve as the lead ‘asset manager' post acquisition, working with and monitoring engaged property management firms and leasing agencies on their execution of property related business plans.
- Monitor and implement technology related to monitoring real estate asset investment performance.
- Prepare reports for senior management and investors on new acquisitions, developments and existing asset performance.
- Over time, build a team of experts to support the real estate asset management side of the business.
- Perform other related duties as required.
SKILLS AND ABILITIES

- Must have robust interpersonal skills and social intelligence.
- Ability to set personal and project priorities and be highly organized in day-to-day and longer-term planning and execution, and track and maintain complex schedules effectively.
- Leadership and the ability to mentor and extract the highest potential from supporting personnel and outside vendors and consultants.
- Ability to analyze various real estate development opportunities.
QUALIFICATIONS
- Bachelor's degree in engineering, construction, real estate, architecture, business, finance and/or economics.
- Minimum 10 years of hands-on real estate experience
- Expert Microsoft Excel User
- Experience with real estate related software applications and market data providers including Argus, CoStar, Real Capital Markets, LoopNet, Real Page and Yardi.
- Demonstrated performance and working knowledge of the commercial real estate industry across the debt, equity, acquisition, development and asset management spectrums.
- Ability to work in a fast-pace environment; manage multiple projects simultaneously; multi-task effectively with an attention to detail.
