Job Summary: Atlas Building Company is looking for a results-driven Construction Project Manager to provide management oversight, in conjunction with the project Superintendent, for all phases of construction projects and has overall responsibility for the successful completion of the project. Oversee financial budgets, coordinate subcontractors, and manage the construction process to ensure the project is completed on schedule, within the budget and to the quality of workmanship specified. In charge of organizing schedules, tracking inventory, and ordering and managing, create and maintain schedule, create/submit/track submittals, and create and monitor RFI’s. In the performance of this function, it is the Project Manager’s responsibility to protect and promote ATLAS BUILDING COMPANY’s interests in all matters and to do whatever is reasonably necessary to discharge the duties and responsibilities which include, but are not necessarily limited to those listed below.
What You’ll Do: • Provide pre-bid review of the project bidding documents, review for design deficiencies, coordinate subcontractor/vendor bids and develop the project estimate, perform the tasks of a cost estimator. • Develop the buy-out process including preparation of bidder scope sheets, bidder interviews and preparation of the subcontracts and purchase orders. Compile and plan the budget, cost estimates, and other financial estimates. Responsible for the profitability of the project. Prepare the initial schedule of values and plan the cash flow for the project. • Actively administer all purchase instruments, insuring that documents are completed timely and accurately in a complete state and that all bonds are correct. • Possess a thorough and complete knowledge and understanding of the General Contract, each Subcontract, the contract drawings, specifications and addenda and develop all on-site procedures. • Develop a cost-effective management plan for the total project in conjunction with the architect, engineer and trade workers. Responsible for implementation of the management plan, adjusting as necessary throughout the construction process. • Apply for all required permits and licenses. • Coordinate, plan, and manage schedules for contractors and subcontractors including ordering and management of materials and equipment. • Oversee and supervise construction project progress, in conjunction with the project Superintendent, and provide reports on timeline, progress, and adjustments. • Submit required samples, shop drawings, and reports to Architect for approval and monitor approval. • Prepare and execute all change orders and obtain approval from the Owner and/or subcontractor. • Implement the Safety Program, with the project Superintendent, and ensure that all rules of the program are carried out. The Project Manager has the primary responsibility for compliance with all safety rules and practices. • Ensure all legal requirements, building and safety codes, safety inspections, city/county guidelines and local and state regulations are met. • Review with the Architect any design deficiencies, impractical details and possible code violations. • Implement Atlas Building Company’s quality management to the project, and take necessary actions to ensure that the quality of the work is in conformance with the documents. In conjunction with the Project Superintendent, ensure the project is completed in strict accordance with the plans, specifications and local codes. • Recognize problems that are developing and take prompt action to mitigate the problem and save the company from exposure to cost and schedule overruns, litigation or a damaged Client relationship. Keep the President informed about any issue that has the potential to become a problem for the company. • Review the minutes of the weekly coordination meetings and monthly safety meetings. • Review and approve invoices and Subcontractors’ monthly requests for payment. • Ensure that monthly requisitions to the Owner are submitted in a timely manner consistent with the contract and that payments from the Owner and to Subcontractor/Vendors are also timely. • Prepare monthly reports, which include detail reporting on costs, schedule and problems. This will require a working knowledge of the Procore system and the ability to input cost forecast information. • Expedite completion of final punch lists, in conjunction with the project Superintendent, and final payment. • Within 30 days of Final Completion of a project, complete a Final Unit Cost Analysis form and review with the President. • Oversee the activities and responsibilities of the project superintendent, project engineer or other field office assigned staff to ensure that they understand their jobs and are performing as required, train/mentor them so they may advance their careers within the company • Ensure that projects are completed on time and within budget. • Exercise effective problem-solving techniques, engage in effective conflict resolution, and make timely decisions based on logical conclusions of factual information. • Continue personal competency through continued education, professional registration/certification, outside literature, seminars, etc. meeting Atlas’s continued education requirements of a minimum of one hour each week. • Maintain good relations and communications with all involved in the project, including the public. • Report to work at the scheduled time and work as scheduled. • Adhere to and support Atlas’s Core Values (Integrity, Excellence, 360° Relationships, Clear Vision, Community Involvement, Profitability, Fun, Continuous Learning, Work/Life, Passion) as well as all policies and procedures. • Nothing in this job description restricts Management’s right to assign or reassign duties and responsibilities to this position at any time

What You’ll Need: • Possess in-depth knowledge of methods, materials and the tools involved in the construction of commercial projects. • Familiar with the building requirements in the county in which the project is located. • Computer literate Microsoft Office (WORD, EXCEL, OUTLOOK, PROJECT), proficient with Procore software or ability to learn in a 3-month period following employment. • Ability to read and interpret constructions documents (contracts, plans, specifications, schedules, etc.) • Ability to supervise and coordinate multiple projects simultaneously. • Must be highly safety conscious and maintain an OSHA compliant worksite. • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. • Ability to work with mathematical concepts such as probability and statistical inference and fundamentals of plane and solid geometry, algebra and trigonometry and ability to calculate figures such as discounts, percentages, proportions, volume, area, etc. • Possess accurate and precise attention to detail. • Ability to solve practical problems and to exercise sound judgment. • Possess strong leadership skills, is goal-oriented, self-motivated and self-directed. • Ability to multi-task, prioritize and manage time effectively. • Ability to communicate effectively both verbally and in writing. Thorough knowledge of proper English usage/grammar, composition, spelling and punctuation. • Ability to effectively make group presentations. • Ability to establish and maintain working relationships with managers, co-workers, subcontractors, vendors and government inspectors. • Familiarity with Federal, State health, safety and OSHA regulations. • Possess a valid Florida Driver’s License, ability to use personal vehicle for Atlas business and ability to meet Atlas’s minimum insurance requirements. • Ability to pass a background check and drug screen
Education and/or Experience: • Five years’ verifiable experience as a construction project manager on commercial projects or in a similar position in construction management. • Experience at compiling and adhering to strict budgets. • 30-Hour OSHA Certified or ability to obtain in a 3-month period following employment. • 4-year construction management degree or equivalent combination of technical training and related experience with a High School diploma or equivalent.
Physical Demands: • Ability to perform work at a construction jobsite, both indoors and outdoors in temperature extremes (high heat, high humidity, wet and cold temperatures) as well as in an office. • Ability to work under deadlines. • Ability to stand, walk, climb stairs and ladders, bend, squat, stoop, kneel, twist, reach with hands and arms overhead and forward, and sit. • Ability to use fingers to operate a computer keyboard/mouse and other business machines as well as various construction tools. • Vision abilities required include close vision, distance vision, color vision, and ability to adjust focus. • Ability to work in an environment that may contain dust, fumes, airborne particles and is usually loud. • Ability to talk and hear.
