We are a vertically integrated company with +/- 30 employees/contractors creating value through property acquisitions, investor relations, property management, and manufactured homes sales.

    Job Summary:

    The Data/Financial Analyst (“Analyst”) is responsible for analyzing data in a manner that requires critical thinking and exceptional communication skills, with the goal of finding problems, recommending solutions, and implementing plans. There are a variety of tasks including monitoring insurance requirements, utility billing, infrastructure assessments, transportation of mobile homes, purchasing, property management software enhancements, cash management, and more. Additionally, the ideal candidate is skilled in financial and accounting matters and can assist the Director of Accounting and CFO (either of which may also be referred to as Management) in all day-to-day bookkeeping, accounting, and investment processes, ensuring accurate financial records and timely reporting to capital partners. A key job function will be monitoring dozens of bank accounts and internal property management software (Rent Manager is the vendor/platform) to perform bank reconciliations and review of monthly profit and loss statements. The Analyst will also work with property management staff and the CFO to compile quarterly investment reports (that include narrative updates and financial statements), as well as to work with our third party CPA firm to file tax returns. When appropriate, the Analyst will also support the team in conducting due diligence for new acquisitions. The Analyst must embrace the concepts of Teamwork and Servant Leadership and will often be asked to support in other, non-financial functions including on-site operations for owned properties, as needed.

    Reports to: Director of Accounting and CFO

    Supervises: No direct reports but generally helps oversee accounting and finance projects and may have project or personnel supervision.

    Wage Rate: $22.50-$35.00 per hour base pay, annualized for 2,000 hours, dependent on education and experience, before any tax/withholdings. Eligible for discretionary bonuses, both performance based and year end discretionary bonuses. Total compensation range of $50,000-75,000 depending on performance.

    Wage Status: Exempt (ineligible for overtime). Base pay shall be for 45 hours per week, subject to tax/withholdings.

    Fringe Benefits: Paid holidays, ~10. Paid sick/vacation of 16 days per year. Eligible for team and individual bonuses. (Healthcare is available and the employee share is largely paid for, but dependents or family are the employee’s responsibility.)

    Job Responsibilities:

    Data Analysis

    • Evaluate a myriad of one-off projects and tasks looking for improvements to current processes and systems. (Expertise in Microsoft Excel is critical, and additional data or IT skills are a plus.)
    • Track insurance policies and risk management.
    • Review and monitor capital expenditures and construction projects.
    • Organize and monitor transportation of mobile homes.
    • Monitor utility bills and look for opportunities to increase NOI.

    Bookkeeping

    • Monitor with accounting staff the normal and customary accounting transactions.
    • Conduct bi-monthly bank reconciliations.
    • Record journal entries for the purchase/sale for mobile home sales.
    • Communicate with bank(s) regarding loan payments and other recurring financial transactions.
    • Compile requested information for cost segregation studies.

    Financial Reporting

    • Prepare monthly financial reports and review with Director of Accounting and CFO.
    • Draft monthly and quarterly narratives for investor and owner reports.
    • Ensure proper recording of loan payments and sales transactions/payments.
    • Assist Director of Accounting and CFO in preparation of annual financial reports and tax filings.
    • Track ongoing capital spending for value-add projects in relation to budget and provide status report to Management.
    • Assist CFO in preparation of budget-actual-difference analysis.

    Essential Job Functions/Qualifications:

    • Engineering, Computer Science, Math, Accounting and/or Finance degree preferred but not required (if offset by work experience listed below).
    • 1-3 years of prior bookkeeping/corporate accounting is ideal.
    • 1-3 years as a data analyst or financial analyst.
    • Knowledge or real estate operations and finance, or proven aptitude to learn.
    • Excellent analytical skills. Strong written and oral communication skills is a plus.
    • Being a self-starter, roll-up-your-sleeves person with a strong sense of urgency.
    • Requires a keen eye for detail and emphasis on accuracy.
    • Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
    • Capable of working within tight deadlines and in stressful situations.
    • Effectively communicate with senior management, other team members, and external business relationships.
    • Willingness to work in a fast-paced environment and learn on-the-fly.
    • Interest in and/or background in real estate is a plus.
    • Experience using Rent Manger software is advantageous.
    • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
    • Be able to work some evenings and weekends as needed.
    • Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
    • Comply with expectations as demonstrated by the Chief Operating Officer and in the Employee Handbook.
    • Successfully pass a drug test, if requested.
    • Must be able to lift at least 20 pounds if necessary.

    Additional Requirements:

    Attendance is an imperative job function. Business hours will generally be from 8:00 am-5pm Monday through Friday but may allow for flex time and may also require evening, weekend, and travel time. Employees are permitted up to sixteen days paid time off per year for sick and vacation time, with all vacation time approved at least forty-eight hours in advance. Holiday pay is also available for ~10 days per year. Employees may be granted additional PTO by the CEO based on additional hours worked, exceptional performance, or other circumstances warranting additional paid leave (e.g. family emergency, childcare, health emergency, or unique vacation needs).
