BKM Management Company is a growing firm and we are looking for driven, entrepreneurial professionals that want to grow with us and are passionate about their work. Located in Phoenix, Arizona, the Leasing Coordinator works under the direction of the Leasing Manager to track and negotiate lease renewals, lease assignments, and lease amendments for BKM’s approximately 575 tenants in its Phoenix portfolio.
This position participates in marketing campaigns and various promotions for attracting and retaining tenants to minimize vacancies and improve the tenant mix and asset occupancy, assists with forecasts, and helps complete any leasing related investor reporting.
THE JOB ESSENTIALS:
MARKETING
- Assist with executing the marketing and leasing strategy for the BKM Phoenix portfolio of over 2.4MM square feet of multi-tenant industrial property.
- Maintains company and property visibility with the brokerage and prospect community through industry events and marketing programs to maximize property exposure to the marketplace.
- Maintains market knowledge of comparable properties, their pricing and competitive positions to maximize occupancy and financial performance of company assets relative to the market. Updates all competitive sets with the same information.
- Updates marketing materials, including but not limited to, brochures, leasing signage, flyers, site plans, and floor plans. This includes all materials and updates into BKM’s suite of software (e.g., Property Capsule & VTS).
- Coordinates with other employees to assist with broker and tenant relations events.
LEASING
- Under the direction of the Leasing Manager, completes the renewal process for select tenants. This includes initial qualification (credit check, financial review, etc.), lease negotiation and proposals, lease/amendment drafting, document execution and ensuring the lease documents are internally processed and transitioned upon execution.
- Maintain all leasing templates and working files in an organized manner.
- Maintain all listing agreements with brokers to ensure active agreements in good standing.
- Confirm and track receipt of all commission invoices.
- Identifies and participates in attracting potential tenants including cold calling and canvassing techniques as directed.
- Regularly visits vacant spaces to ensure “show ready” condition.
- Establishes and maintains positive tenant relationships to promote occupancy and accelerate lease renewals and portfolio retention rate.
- Maintain VTS records for deals worked on and ensure accuracy of all leasing updates.
- Timely update all completed leases in BKM Intel.
- Complete the pertinent leasing information for any investor reporting.
SPACE PREPARATION / PROPERTY MANAGEMENT ASSISTANCE & COLLABORATION
- Works closely with BKM’s local Property Managers, Leasing Manager, brokers, architects, and contractors to expedite the space planning and tenant improvement process to maximize leasing velocity. This includes keeping track of rollover timelines, with a goal of completing all rollovers within 45 days of a prior lease expiration.
- Coordinate unit rollover scope of work approvals from the Leasing Manager and brokers.
- Update Asana and Property Capsule with up-to-date space plans of all vacating tenants. If a space plan is not current, work with the architect to obtain a current space plan.
