    BOMA GREATER CLEVELAND

    MANAGER OF MEMBER SERVICES

    EXEMPT

    POSITION SUMMARY:

    Develops and upon approval, implements the Association’s member attraction and retention efforts, major sponsorship programs and non-dues revenue programs. Builds strong relationships with members to determine their needs, engage them in the Association and encourage their participation.

    Develops, and upon approval, implements the Association’s political engagement strategy with state and local elected officials, regulatory agencies and key policymakers. Working with EVP, builds relationships with state and local authorities and regulatory agency heads to enhance the Association’s image among members, key government officials and policymakers. Determines and advises members of the legislation's impact on Association membership and develops the Association’s response.

     

    SCOPE:

    The scope of responsibility for this position includes development and implementation of member attraction/retention programs, major sponsorships and other non-dues revenue streams. It includes knowledge and understanding of member needs and the resources of the Association.

    The scope of responsibility also includes the municipal and county governments and regulatory agencies within the four-county territory of BOMA Greater Cleveland and the State of Ohio with emphasis on the City of Cleveland and Cuyahoga County. Knowledge, vetting and distribution of federal issues through BOMA International is also included.

     

    DUTIES AND RESPONSIBILITIES:

    Membership Attraction & Retention – 40%

    • Develop and implement strategy for recruiting and retaining building members
    • Identify targets, obtain contact information, make cold/warm calls to meet prospective members
    • Recruit new associate (vendor) members as space is available
    • Field and respond to inquiries from members and potential members
    • Work with other staff to develop and implement programs and events that enhance member retention
    • Follow up with unpaid members to enhance dues collection
    • Develop and implement new member orientation as warranted
    • Serve as staff liaison to Membership & Dues and Suburban Section committees

    Sponsorship / Non-Dues Revenue – 30%

    • Develop Annual Partner Program using previous year and planned programming
    • Confirm financial equity across all levels of Program
    • Work with other staff to develop sponsorship opportunities
    • Solicit sales of Partner Program and manage relationships with Partners
    • Assist committees and staff to solicit sales of sponsorships for events and manage relationships with sponsors
    • Manage internal record keeping for all major sponsorship programs
    • Work with CHAMPS & other staff to increase utilization of Group Purchasing Program by members
    • Work with Constellation to increase utilization of electric generation contract(s)
    • Increase usage of BOMA International Revenue Share programs (i.e. Home Depot, EER & 360) using International supplied marketing materials
    • Work with Associate’s Council and other staff to plan and execute annual Vertical Trade Show
    • Serve as staff liaison to Associate’s Council

     

    Government Affairs—30%

    • Develop and maintain effective working relationships with other industry groups, governmental agencies, legislators, technical experts, consultants, and legal counsel
    • Participate and oversee special projects which involve state, and local government officials, i.e., coordinating/communicating with city officials for special events associated with their governments, inviting/coordinating attendance of dignitaries for any Association function, and consulting on proper protocol for addressing and greeting dignitaries
    • Represent the Association at assigned public meetings, public hearings, committee meetings and other functions at City, County and State levels
    • With EVP, monitor regulatory and legislative matters impacting the commercial real estate industry at the city, county, and state levels. Subject matter includes building codes and standards, fire and life safety, emergency preparedness, real estate property taxation, energy, labor relations, development, and other related matters
    • Strategize and implement political actions and grass roots campaigns
    • Develop correspondence to State and local Legislators on behalf of the Association
    • Recreate & distribute “Hotline Alerts” and “Light up Cleveland” requests
    • Work with staff persons to procure meetings with key legislators for advocacy day at the State and Federal levels
    • Assist participants of advocacy day(s) with understanding issues, accompany participants to legislative visits, act as backup as participants take the lead in presenting issues, and represent BOMA’s interests throughout the meetings
    • Represent the Association at the Statehouse and with BOMA Ohio
    • Serve as staff liaison to Government Affairs Committee and other member committees on building codes, taxation, energy, security, emergency preparedness

     

    KNOWLEDGE, SKILLS AND EXPERIENCE:

    • Bachelor's degree or equivalent combination of education and experience, preferably in a nonprofit or marketing setting
    • Previous experience working with committees or groups
    • Excellent written, presentation and verbal communication skills
    • Effective listening skills; includes telephone skills and business etiquette
    • Ability to work independently while handling multiple assignments to meet demanding and frequently changing schedules under high-pressure conditions
    • Proficient working with computer systems - MS Office Suite, database management and research
    • Ability to build networks - Effectively builds formal and informal relationship networks inside and outside the organization
    • Interpersonal skills required to interact with a variety of personalities and skill levels
    • Demonstrated ability to effectively interact with staff members and other similar Associations and to utilize them as a resource when needed
    • Comfortable in a small office setting, sense of humor and strong team orientation
    • Ability to work independently and as part of a team

    WORK ENVIRONMENT:

    • Professional office environment
    • Occasional travel, with some overnight travel possible for meetings with State, regional and International affiliates
    • Extended hours may be necessary to meet the demands of the position, including occasional on-call responsibility
    • Flexibility in work location and work schedule required.
    • Reports to Executive Vice President
