    Responsibilities:

    • Identify and assess investment opportunities in the real estate market through various channels, including MLS listings, off-market properties, social media activity, delinquents, vacant, probate list, auctions, and networking.
    • Perform cold-calling and other related follow-ups with the overall objective of generating acquisition sales (Dials, and time on dials as KPIS).
    • Conduct thorough due diligence on potential properties, including analyzing financial statements, property appraisals, market research, and comparable sales data.
    • Prospect for motivated sellers - when needed call prospects to further qualify seller motivation.
    • Meet with sellers as deemed needed.
    • Develop and maintain relationships with property owners, real estate agents, brokers, and other industry professionals to source potential acquisitions.
    • Evaluate property condition and potential for value-add opportunities - taking pictures and calculating repair estimates. (95% of contracted deals have 10+ photos).
    • Prepare and present property investment proposals, including cash offers, terms of purchase, and closing timelines
    • Attend scheduled appointments to make a cash offer.
    • Negotiate purchase agreements and secure favorable terms for the acquisition of properties, including price, financing options, and contingencies.
    • Coordinate and oversee property inspections, appraisals, and other necessary assessments to finalize acquisition decisions.
    • Participate in assisting TC/Ops with any needed paperwork required to close sale.
    • Maintain accurate and up-to-date records of all properties, including financials, negotiations, contracts, and closing documents.
    • Stay updated on federal, state, and local real estate laws, regulations, and practices to ensure compliance in all aspects of the acquisition process.

    Key Performance Indicators:

    • Attend a minimum of 1 motivated seller appointments per day.
    • 1 hour of follow-up to old leads or prospecting new leads.
    • 1 hour of customer support check-ups for current pending contracts.
    • 1 self generated appointment per month.
    • Stay up to date on Podio data input and tasks.
    • If not scheduled for 2 daily appointments, add 2 hours of lead generation into the time slot.
    • Convert 25% of acquisition appointments into contract signing appointments.
    • Maintain a profit margin of $15,000 Wholesale properties and 12.5% on retail or turnkey properties.
    • Secure 10 contracts per month to meet unit goals.
    • 2 hours weekly of sales training, scripting, role play.
    • 1 Social media video weekly.
    • Daily Acquisitions huddle attendance - 100% attendance.
    • Weekly L10 meeting attendance - 100% attendance.
    • 85%+ closing ratio for contracts executed.
    • Receive an Acquisition Agent feedback survey from sellers – 75% of appointments attended.

    Qualifications:

    • High school diploma.
    • Experience working on the phones, whether from real-estate sales or another type of sales.
    • Valid Driver's license.
    • Strong sales skills.
    • Experience in negotiation.
    • Exceptional verbal/written communication and interpersonal skills to build rapport, negotiate effectively, and collaborate with a diverse range of stakeholders.
    • Strong negotiation and deal-making skills to secure favorable terms and close profitable transactions.
    • Must be a hungry, humble, and smart team player.
    • Ability to be receptive to instruction and direction.
    • Ability to use real estate analysis software, MLS platforms, and other industry-specific tools.
    • Detail-oriented with strong organizational and time management skills, able to handle multiple projects simultaneously and meet deadlines.
    • Ability to remain calm under pressure.
    • Must be an overall people person.
    • Must be willing to hustle and have a "Whatever It Takes" attitude.

    • Expected first year salary $75,000 to $150,000 based on commissions earned
