    Maintenance Technician/Handyman

    Barrier Islands Psychiatry is looking for a maintenance technician that can do everything from basic tasks like screwing a toilet paper holder back into the wall, but also more complicated drywall repairs, painting, basic plumbing, landscaping, simple carpentry, and rudimentary electrical and HVAC fixes. This includes both preventive maintenance tasks, as well as responding to maintenance emergencies that arise. A good candidate for this position is resourceful, hard working, and great at applying common sense solutions to keep our properties looking sharp while saving the company money by minimizing deferred maintenance costs and avoiding expensive third party vendor service calls.

    Maintenance responsibilities could include the following:

    Exterior:

    Painting

    Pressure washing

    Installing regular/digital locks and changing Lock codes

    Maintain handrails on steps (interior and exterior)

    Repairing deck and railing that is damaged or rotted

    Re-sealing and painting decks and exterior siding

    Fence repairs

    Cleaning out gutters

    Basic landscaping including mowing, edging, mulching,planting, tree and bush trimming, etc

    Installing security systems and external cameras

    Interior:

    Installing smart thermostats

    Troubleshooting HVAC issues

    Installing window AC units and portable heaters

    Installing smoke & CO2 detectors

    Fixing / reattaching towel racks

    Hanging wall art

    Drywall repair and interior painting

    Replacing light bulbs

    Able to assist with basic pest control

    Flooring

    Change out switches and do basic electrical work

    Able to install and troubleshoot appliance issues such as refrigerator, microwave, or other small appliances

    Moving and/or assembling office furniture

    Plumbing:

    Unclogging drains

    Fixing leaking faucets (sink and shower)

    Fixing leaking toilets (changing out and replacing wax ring)

    Replacing toilet guts

    More extensive experience in construction, HVAC, plumbing, electrical or other trades is a major benefit

    General:

    Must be able to lift and move heavy objects unassisted.

    Truck or other large vehicle for transporting supplies is a major benefit

    Willing to travel if needed to gather supplies or assist on multiple properties etc

    Qualifications and Experience

    Ability to implement a preventive maintenance program

    Attention to detail

    Time Tracking

    Sourcing and supervising third party contractors with advanced HVAC, plumbing, and electrical skills beyond your own

    Fluency in written and spoken English is required

    Must be resourceful and willing to pitch in wherever needed

    Must be a self-starter, and able to recognize needs

    Must be comfortable working in multiple locations

    Must have a valid US Driver's License and reliable vehicle

    Job Type: Part - Time (opportunity for more hours as projects expand or your abilities decrease the need for additional services that are currently in place)

    Pay: $17.00 - $25.00 per hour
