  • Responsibilities

    ESSENTIAL JOB RESPONSIBILITIES                

    1.   Carry out the preventive maintenance program

     2.   Report problems with the interiors or exteriors of the building and any equipment to supervisor.

     3.   Identify needed supplies to supervisor and purchase when approved.

    1. Perform handyman tasks for residents when requested by supervisor or when listed in maintenance log.

    2. Complete work order forms with time and cost of supplies and return to office.

    3. Ensure proper removal of trash in common areas.

    4. Store chemicals, tools and equipment in a proper and safe manner.

    5. Refurbish living units for the next occupants (paint, repair holes in walls, etc.) as requested by supervisor.

    6. Repair or replace damaged or broken fixtures or equipment.

    7. Inspect interiors and exteriors of the buildings for needed repairs.

    8. Change filters in HVAC equipment.

    9. Assist with setup and cleanup for special events.

    10. Carry out other tasks as assigned by supervisor.

    11. Assist with maintenance at other Bellaire communities.

    12. Perform cleaning, vacuuming, dusting and other routine cleaning activities.

    16.  Coordinate vendor and subcontractor services to provide building maintenance.

    1. Work with contractors and appropriate subcontractors during one-year warranty period to ensure proper maintenance and   replacement of non-functioning items.

    2. Manage outsourced grounds maintenance crews by inspecting work and ensuring timely completion of contracted services.

    3. Conduct monthly fire drills and yearly evacuation drills in accordance with state regulations.

    20.  Check water levels in pool daily; add water as needed.

    21.  Perform routine maintenance and cleaning of pool as necessary.

    22.  Organize and maintain cleanliness and orderliness of maintenance office and seasonal storage areas.

    23.  Be on call for emergency situations

    1. Carry out other duties as assigned by supervisor to ensure smooth operation of the program and to meet residents' needs.

                                           

    The following supplemental responsibilities may be required if deemed necessary by Bellaire management.

    • Mow and trim lawn.
    • Freshen, mulch and weed flower beds as needed.  Cut back perennials at the end of their season.
    • Trim shrubs as needed.
    • Keep sidewalks, parking areas and roadways throughout the campus clean and swept.
    • Service lubricate and wax lawn and snow-removal equipment according to schedule.
    • Fertilize shrubs, trees and lawn according to schedule.
    • Fill holes in the lawn with topsoil and re-seed every spring.
    • Plow and shovel snow on roadways, driveways and sidewalks.
    • Ordering, inventory and stocking of food service supplies.
    • Ordering, inventory and stocking of housekeeping supplies.

                                                    for Licensed Assisted Living Facilities.

                                              3.   Adhere to Rights and responsibilities of residents of assisted living   facilities.

                                              4.   Report any on-the-job injuries to the supervisor before the end of

                                                    the work shift on the day the injury occurs.

                                              5.   Establish and maintain constructive working relationships with

                                                    coworkers, residents, families and visitors.

                                              6.   Maintain confidentiality of verbal and written information

                                                    pertaining to residents, facility operations and personnel.

                                              7.   Promote Bellaire Assisted Living in a positive way.

                                              8.   Promote teamwork in providing services to residents.

                                              9.   Maintain compliance with all regulatory and mandatory

                                                    Bellaire trainings. (i.e. Relias, CPR and 1st Aid, In-Services & All

                                                    Staff Meetings)

    KNOWLEDGE                  1.   OSHA-MSDS sheets and procedures

    EXPECTATIONS              2.   Fire and safety procedures

                                              3.   Function and operation of kitchen appliances, office equipment,

                                                    maintenance equipment and grounds equipment, with ability to

                                                    do minor repairs

                                              4.   Understanding of and ability to repair minor plumbing, carpentry

                                                    and electrical problems

                                              5.   Proper care and maintenance of lawns, trees, shrubs and other

                                                    plants

                                              6.   Drywall repair and painting

                                              7.   Operation of computer programs necessary for maintenance.

    WORKING                            1.   Heated/Air-conditioned, well-lit facility with minimal barriers

    CONDITIONS                        2.   Outdoor responsibilities in winter and summer

                                              3.   Lifting, pushing or pulling up to 80 lbs., using proper body

                                                    mechanics or available equipment

                                              4.   Bending, kneeling or climbing ladders to perform maintenance

                                                    and housekeeping tasks

                                              5.   Occasional weekend work for special events, snowstorms or

                                                    maintenance emergencies

                                              6.   Occasional on-call duty

    QUALIFICATIONS                  1.   Must be 21 years of age or older

                                              2.   High school diploma or equivalent

                                              3.   Experience in maintenance or environmental services

                                              4.   Experience in grounds maintenance (lawn and plant care)

                                              5.   Enjoyment in working with older adults

                                              6.   Use lifting belt when lifting more than 20 lbs., and wear safety

                                                    goggles when using power tools.

                                              7.   Mature, pleasant, friendly, and cheerful personality

                                              8.   Clean driving record (verified by MVR) and willingness to drive

                                                    company vehicles.

    STANDARDS                         1.   Residents always come first, and their needs will be met unless

                                                    there is a conflict with the needs of others or the organization as a

                                                    whole.

                                              2.   Employees will not work under the influence of mood-altering or

                                                    illegal drugs or alcohol.

    • Neat appearance, adherence to the dress code and good personal hygiene is expected.
