    POSITION SUMMARY:

    The Senior Maintenance Technician plans and organizes daily activities of the maintenance department to ensure the continued operation of the facility and related areas. The Senior Maintenance Technician forms an interdependent relationship with all departments to facilitate a consistent uninterrupted and safe operation of the building, equipment and grounds in the main facility, satellite offices.

    POSITION QUALIFICATIONS:

    High school diploma or GED equivalency.

    General trade skills.

    Mechanical problem solving/trouble shooting capabilities.

    Critical thinking for safety and work prioritization.

    Five years experience in health care facility maintenance operations or equivalent operations preferred.

    Knowledge of HVAC systems operations

    Keyboard 18 wpm and be proficient on Outlook.

    Ability to drive and have excellent driving record.

    SCHEDULE:

    30 hours per week Sunday thru Wednesday

    Must live within 20 minutes of hospital for on-call/emergency situations.

    ESSENTIAL JOB DUTIES/REQUIREMENTS:

    Receives and places confidential information with courtesy, accuracy and respect at all times.

    Must adhere to all Lock-Out/Tag-Out and all other safety polices and regulations.

    Calculate ratios for mixing and applying chemicals.

    Safe use of basic carpentry, power tools, and other hand tools.

    Operate an automobile safely and trouble shoot automobile issues.

    Assist in disaster operations as needed.

    Plans mechanical repairs of direct patient/resident equipment such as beds, wheel chairs, hoyer lifts, gurneys and other hospital and Extended Care Facility equipment.

    Responsible for full and adequate HVAC preventative maintenance and repair needs of air handlers, heat pumps, controls, chiller and trouble-shooting capabilities.

    Make rounds for daily facility inspections to ensure proper facility function.

    Responsible for electrical repair or replacement of light receptacles, motors, patient/resident beds, televisions and other mechanical devices.

    Trouble shoot and or repair HVAC components, electrical, plumbing, piped oxygen, water distribution and waste water systems.

    Troubleshoot all maintenance work tickets.

    Maintains and repairs plumbing such as toilets, sinks, faucets, showers, ice machines, drains, water heaters, minor water line repairs and other plumbing needs.

    Maintains and repairs laundry washing machines, dryers, linen carts and other laundry equipment.

    Maintains and repairs housekeeping floor care equipment, janitorial carts, vacuum machines and other housekeeping equipment.

    Performs minor carpentry repairs of building, desks, shelving and drywall repair.

    Performs new construction carpentry project requests.

    Responsible for all phases of painting.

    Mechanical repairs of patient/resident equipment (beds, wheel chairs, hoyers, gurneys and other hospital and extended care equipment).

    Preventative maintenance duties include electrical repair or replacement of light receptacles, motors and other electrical devices, plumbing maintenance and repair.

    Responsible for maintaining departmental records of the department’s activities in accordance with the hospital policy and external requirements.

    Upholds applicable rules, regulations, policies and procedures of licensing and other accrediting agencies.

    Monitors proper functioning of the Life Safety systems including the nurse call.

    Changes oxygen and nitrous oxide tanks on piped system when necessary.

    Monitors proper function of medical gas systems.

    Addresses patients, visitors and co-workers in a pleasant and respectful manner.

    Maintains accurate documentation of key and lock distribution.

    Responsible for snow and ice removal/restraint for all campus buildings egress/ingress and parking areas.

    Coordinates maintenance technician work duties to maintain adequate workflow.

    May serve as a member of the Fire Safety committee.

    Keeps a record of all project requests, repair requests and preventative maintenance performed.

    Provides adequate and steady updates and feedback to the Facilities Director for departmental needs and functions.

    React properly and follow correct policy and procedure in an emergency and/or disaster.

    Kitchen equipment maintenance and repair of garbage disposal, dish washer, food carts and small appliances.

    Carpentry needs of minor repairs of building and equipment, desks, shelving and sheet rock repairs.

    Responsible for all phases of painting.

    Computer stills to navigate electronic documents to obtain information and document work.

    Provide thorough, timely and accurate documentation on Software system to Track and log all work and preventative maintenances.

    Maintain all aspects Hospital Grounds: Lawn care watering, fertilization, pruning and chemical spraying, planting, weeding, finished flower head removal and fertilization of annuals and bulbs. Complete weed control management of all assigned areas.

    Placing appropriate insulating medium of various plants in the fall for winter protection and removal in the spring.

    Winterizing the irrigation system in the fall and start up repairs and checks in the spring.

    General use maintenance and care of the grounds equipment (lawn mower, sprinkler system, weed eater, spraying equipment, chemical pellet dispenser, shovels and wheel barrel.)

    Documentation of any and all chemicals applied to include area treated, date, amount applied and name of chemical used.

    Removal of trash clippings, fallen leaves, branches and accumulated winter debris from lawn, flower, shrub beds, sidewalks and drive/parking areas.

    Maintaining appropriate helicopter pad clearance of bushes, trees and tall plants.

    Maintaining parking/drive areas free of excessive weeds.

    Obtain technical expertise with problems that arise concerning the care and maintenance of the grounds, building or related equipment.

    Safe and efficient operation of a motorized snow blower and electric and battery power tools.

    NON ESSENTIAL JOB DUTIES/REQUIREMENTS:

    Responsible for mechanical repair of boiler controls, feed water pumps, hot water control, hot water heaters, recirculating pumps, makeup water and air controls, air handlers, heating coils and heat pumps.

    Responsible for repair of ovens, ranges, refrigerators and the GRT Unit in the kitchen.

    Responsible for the mechanical and hydraulic repairs and/or maintenance of the elevators.

    Safe and efficient operation of farm type tractor when needed.

    All other duties as assigned.
