    JOB SUMMARY

    As Maintenance Lead, you will supervise and coordinate the installation and repair of all electrical, mechanical and architectural systems, as well as guest facilities throughout the hotel to ensure safety, efficiency, and a positive guest experience. This position is that of a working manager, where time would be split between team member training and supervision as well as completing regular maintenance duties.     RESPONSIBILITIES

    Lead Engineer in administering programs involving electrical, mechanical and general construction, repair and maintenance of existing facilities and equipment, operation of plant utilities (i.e. gas, electric, a/c and water).

    Assigns and verifies completion of routine maintenance and operation of physical structure of the hotel, mechanical, electrical, HVAC systems and any other related equipment.

    Performs a variety of repair and maintenance tasks, including, but not limited to carpentry, plumbing, painting, and masonry.

    Visually inspects quality of work and directs team members and outside contractors in tasks according to performance and productivity standards.

    Communicates effectively with city officials to ensure proper maintenance of permits and licenses, such as inspecting the building with the fire department to ensure all public assembly permits are maintained yearly; coordinates inspections of all elevators and escalators with Building department.

    Acts as a liaison between hotel and vendors to review the latest in hotel technology and products such as Energy Programs to reduce costs.

    Completes assigned work orders in the required time frame.

    Replaces worn or damaged parts such as hoses, wiring, and belts, in small machines and equipment.

    May assist with pool and spa maintenance including testing and recording as stated by State and City regulations.

    Maintains all fixtures and equipment according to preventative maintenance schedule and records such maintenance in logbook.

    Assists other departments with moving furniture and unloading and storing supplies.

    Ensures positive relationships with internal and external customers and contractors.

    Responds to guest requests and complaints timely, efficiently, appropriately and in a friendly manner; escalates complaints to management when necessary.

    QUALIFICATIONS

    Able to interpret electrical, mechanical, building blueprints and schematics.

    Skilled in electrical and mechanical systems with the ability to analyze their design intent and performance.

    Considerable knowledge of construction and building systems.

    Five years combination school and/or hands-on experience in hospitality maintenance environment.

    Broad, practical experience in the fields of stationary engineering, building maintenance, plumbing, electrical wiring, HVAC refrigeration, kitchen and laundry commercial equipment.

    EPA universal certification and CPO certification preferred or ability to efficiently attain after being hired.

    Must be able to work on ladders or elevated platforms, make repairs in tight spaces such as electrical closets and mechanical rooms, and perform routine testing of the pool.

    Constant physical movement in and around the hotel is required to perform the various duties of the job.

    Frequently operate hand tools (such as hammer, screwdriver, pliers), power tools (such as electric drill, saw, solder), painting equipment, key cutting machine, grounds keeping equipment and snow removal equipment.

    Occasionally transport up to 300 lbs., position up to 75 lbs., and will move up to 75 lbs.

    Must be able to work varied hours and days, including weekends and holidays.
